The Village Towne Centre features unique boutique kiosks designed to provide a full array of activities and items which maximize leisure for all beachgoers. Bike or walk to the area's famous Rosemary Beach or Alys Beach, both of which surround the Village of South Walton.
*Trolley service unavailable Nov 1 through Feb 28/29; If you are renting dates from March 1 to October 31 it is HIGHLY recommended that you secure beach chair service through Seacrest's exclusive vendor, La Dolce Vita, soon after booking to ensure you have reserved space on the beach. On their site, select 30A South Walton then select The Villas at Sunset Beach and Seacrest Beach (your beach is Seacrest). They will request our address to reserve your chairs which will be found on your rental agreement after booking. We do not provide beach chairs or other beach gear as we cannot guarantee space on this private beach.
INTERNET DISCLAIMER: All of our properties are equipped with the fastest internet service provided within their respective areas, and we utilize routers which allow us to monitor their status remotely. In the event internet service is intermittent or completely lost and the issue is determined to be caused by the service provider, there is simply nothing we can do besides wait for service to be restored and forward you updates directly from the service provider. There will be no compensation to guests in the event internet service is intermittent or completely lost due to the service provider. Cancellation Policy
Cancellations and changes must be made in writing and submitted via email to info@liv-vacations.com. Guest is responsible for confirming Liv Vacations has received cancellation notice.
1. You may cancel with a refund of any deposits paid, less 3% merchant processing fee, on or before 60 days prior to arrival date.
2. Any cancellation made between 59-31 days prior to arrival will receive a refund of 50% of any deposits paid.
3. Reservations cancelled 30 days or less prior to arrival date will receive a refund of only the cleaning fee.
4. No changes can be made to a reservation within 48 hours of arrival date.
Liv Vacations recommends all guests to purchase travel insurance such as Generali Travel Protection at the time of booking. Guest understands that neglect of this recommendation does not warrant any exception to existing cancellation policies. Guest acknowledges they are aware travel insurance exists.
PANDEMIC CANCELLATION POLICY
In the event you wish to cancel your reservation due to personal concerns over a pandemic, Liv Vacations has the following two options available for guests who want their deposits refunded:
1. Liv Vacations will refund any and all monies associated with your stay only if your reservation date occurs during a period of time expressly decreed by an executive order, ordinance, or law closing short-term rental properties from being occupied by guests.
2. Liv Vacations will not be obligated to refund your deposit if you personally decide to cancel your reservation without any interference from a governmental decree, ordinance, or law. However, Liv Vacations will review all requests for refunded deposits by its guest on a situation by situation basis.
TROPICAL WEATHER CANCELLATION POLICY
In the event there is tropical weather, including but not limited to Tropical Disturbances, Tropical or Sub-Tropical Cyclones, Tropical Depressions, Tropical Storms, or Hurricanes present in the Atlantic, Caribbean Sea, or Gulf of Mexico at the time of your reservation and you wish to cancel ahead of an unverified storm trajectory, the Standard Cancellation Policy will apply with the following addenda:
1. Cancellations with refunds of unused nights are issued only in the event of a mandatory evacuation.
2. Since hurricane season is nationally recognized every year from June through November, it is a great idea to secure travel insurance when traveling to our area during that time.
3. No decisions will be made on our end unless a storm warranting a mandatory evacuation is imminent, as confirmed by our local government officials.
Guests are provided multiple courtesy reminders to purchase travel insurance at the time of booking. Liv Vacations will not be liable for Guest's decision to decline travel insurance, and existing cancellation policies will not be altered in the event the Guest waited too long to obtain travel insurance.
Deposit Policy
At the time of booking, 50% of the total price will be charged to the credit card provided. 35 days prior to arrival, the remaining balance will be charged. If the booking is created within 35 days of the arrival, the full total will be due and charged.

Just returned from our 6 month stay! Dustin was always extremely responsive— before we left and during our trip, which was great. We got early check-in, which was so helpful after a long travel day with two toddlers. Room was just as pictured. Only thing to be aware of if you have small children that nap is that there’s no way to darken the room for daytime naps— it’s very bright, but we managed most days! Pool area was peaceful and just what we needed— our kids loved both the 2ft pool and the 3-6ft one. Location was perfect. Quick walk to Rosemary Beach and Alys Beach for shops, restaurants, etc. Beach access was also a quick and easy walk! Quick drive to Publix for grocery needs! We absolutely loved our stay and will definitely return!!

Great place. Very responsive prior to check in. As soon as checked in, never heard back from three messages sent. Had a mix up at check in and never heard back when was told I would hear back in five minutes. Other than that was totally fine!

Thank you, Lindsay! This review is very helpful for future travelers requesting early check-in but we'll have to add additional context for anyone to understand. We are a boutique company where everyone from office staff to field staff works with boots on the ground to take the best care of our properties and guests. When we have already answered your request for early check-in twice ahead of your arrival, it means an entire team is actively rearranging their schedules to accommodate an exception to our arrival policy which is provided to guests four times from the date of booking until arrival day. We are not an AI-based company that instantly sends generic responses; we're all human. A total of 48 minutes passed between your third request for early check-in and our response, and every second of those 48 minutes were spent accommodating your request among 21 other guests arriving that day. You mention two other messages that didn't receive responses. There is one where you thanked us for an update we provided from the HOA and we apologize if you expected a response to that. The last message was on the evening prior to your departure which requested a late-checkout. We humbly admit that message did not receive a timely response. After speaking with the staff member on-call that evening, they transparently admit they were just tired of saying "no" to copious requests for exceptions to policies we make very clear, and arranging everyone's schedule again was just not achievable on such short notice. The early flight you mentioned was booked long before the night of your departure, and we urge any traveler reading this to consider giving hosts a more reasonable notice. We also urge travelers to read the information provided to them on property listings, booking confirmation emails, rental agreements, arrival emails, during-stay follow up emails, or departure emails. We reiterated to our team during this morning's meeting that every message must receive a response even if they have spent a 10-hour day saying "no" to unreasonable or last-minute requests on top of saying "yes" to requests like yours on your arrival day. Thank you for giving us this opportunity to publicly reiterate the importance reading all the information provided by hosts. The only question you asked was proactively answered numerous times prior to the day you checked in. We're proud of our team's ability to get you checked in 2.75 hours prior to the agreed-upon arrival time, and we have now made the decision to permanently discontinue any future efforts to honor early arrival or late departure requests. It is operational chaos that most feel entitled to rather than being thankful for even though we have never once charged a fee for the additional effort. Thank you very much for still reviewing the accommodation honestly, as we have suffered many 3 or 4-star ratings over this very topic even when we tried our hardest. Also worth noting is that of the thousands of guests we have provided with free early arrival or late departure, appreciation for such efforts has only been mentioned three times in public reviews since 2019.
This was our first time going to Rosemary Beach & Liv’s place made our experience that much more enjoyable! It was cozy and in walking distance to everything we wanted to see & do - shops, restaurants, the beach, etc.

Great location
This Airbnb is located on Seacrest Beach, between Rosemary & Alys. It was in the perfect location because right out front were restaurants, a convenient store and some shopping areas. Bikes could easily be rented out front as well, but Rosemary was walking distance, Alys was a little further. The Airbnb was exactly as described in the listing. Only recommendations I’d have would be for more storage space, the AC to work throughout the day because it became really hot especially around shower times as the bathroom did not have a fan system and the blinds on the windows to be different because traveling with an infant required our own blackout tent. Otherwise, if all guests are aware of sharing one common space and bathroom, as well as a kitchenette, it’s doable. The host was very responsive! Provided detailed information for check-in and checkout. Also, granted us early check-in which allowed us to enjoy the area sooner.
Great place, excellent location! Our stay was exactly what was shown in the profile. Very clean and spacious and felt right at home. Bringing two children with me, the bunk bed was perfect for them. Best of all, the location was great. We took the tram each day to the beach and rented some bikes to go to nearby restaurants. It was very easy and convenient!
My best friends and I came for a long girls weekend and we don’t have the words to describe how incredible our stay was! The space was just as described, if not better. It was so clean and cozy. Beds were very comfortable. The hosts were amazing at communicating and went out of their way to accommodate for our needs. We would 100% stay here again!

Probably one of my favorite stays in 30A! I’ve stayed at this building before in a different unit with a different host and this one by far has been the best stay and experience! Absolutely spotless and was just like the pictures! I 100% would love to stay here again!
Hello! My family and I stayed here for 3 nights and had an absolute blast.
Highlights:
- lots of towels
- great community pool/hot tub
- centrally located to everything! We were able to walk to rosemary and Aly's
- Luggage dollies! This made the biggest difference
- AC was easy to use
- Great instructions from the host! I was able to find parking, how to access the building, and community pool and hot tub.
Lowlights:
- Unclear instructions on the washer/dryer. They're in the main floor by the elevators, and they have a card reader. Easy to use but didn't find them until the last day.
Place was clean and in a good location. It'd been nice if there was more storage in the apartment for our belongings. There was no beach gear you may typically find in some of your standard beach rentals. Was a good place to stay for the money vs other listings in the area.

We stayed here for a girls’ trip and had a great time. The setup was kind of like a big sleepover. The place was just as described and pictured. We were even texted the day of check-in that we could get in a little early, which was helpful. We used the trams to the beach and it was easy and convenient. Everything was clean and comfortable. I do wish there had been a few more amenities- toilet paper, beach stuff, etc, but I wasn’t surprised based on the listing.
Stay was great! Awesome room and the description and photos matched exactly. Not provided with very much toilet paper or trash bags so bring some for your stay.
We were visiting for a wedding and had 4 adult family members with us. The studio apartment was more spacious than it appeared in pictures and very thoughtful in furniture and placement…no wasted space! It was beautifully decorated and spotless. We walked everywhere in town and took the convenient shuttle to the beach one day. Check in and check out were very easy and we look forward to returning!

Our family loved being so close to all the shops, restaurants, and beach access. We didn’t even bother renting bikes with everything being just a short walk away. The condo was cute, clean, and comfortable. Our kids didn’t have a chance to be bored with all the games provided. The designated beach access was right in front of a fantastic sandbar perfect for littles! Would highly recommend!

This place is AWESOME! It’s in the perfect location. There are restaurants, gift shops, and bike rentals all a few feet away. There isn’t Uber eats so def do a little grocery shop (there is a toaster over that’s immaculate) for the nights where you don’t want to go out and miss the restaurants (they close pretty early between 9-10 pm).
The unit itself is GORGEOUS. The amount of sleep space is amazing as well. It was furnished beautifully and the studio feel made it feel like a giant sleep over. I only wish the TV was either mounted or next to fridge so you could watch from the beds as well. After a long day on the beach sometimes you want to cuddle in your sheets to watch Disney plus
Book this unit!!! Everything is just as pictured. It was exceptionally clean. The attention to details is obvious. The beds, linens, furniture, blankets and pillows were so comfortable. The layout is great for a couple or small family. We had two adults and two kids. The location is perfect. We rode bikes and walked between Rosemary and Alys beach. Beach access is easy. Literally a 10 minute walk or just call the shuttle. Communication with Dustin from Liv was excellent as well. No complaints!!

This unit was wonderful! My wife and I both loved it. The condo was so spacious and clean! There was plenty of room even when we were cooped up inside for a rainy day while the tropical depression rolled through. We hope we can find time available to stay here again next year! Parking was easy with elevator inside and great location to get to shops/restaurants in Rosemary Beach or Alys Beach and of course peddlers pavilion.
Super clean, conveniently located spot. Having access to two pools (one large kid pool, and one regular 6 foot deep pool, plus hot tub) was great. There's also bathrooms by the pool and outdoor hose and shower to clean the sand off once you come back from the beach. The included trolley service to the beach was amazing although you can walk to the beach in under 10 minutes. Rosemary beach is less than 5 minutes walk and Alys is about a 10 minute walk. They are super quick to respond with any questions or concerns. It was a nice and quiet during the night for a peaceful sleep. You could hear kids running through the halls during the day or late morning but that just comes with the territory of staying in a space with lots of families. It was great there was a balcony on each floor to hang wet towels/bathing suits/boogie boards. Definitely would stay here again.

Excellent communication and so accommodating with checkout and check in! Very prompt. The unit and the area is amazing. So clean and cute. Clean, easy to get into and out of, especially without having to keep track of keys as it is a coded door entry. Walk to the beach is not bad at all, about 4 minutes. In close distance to seaside, Panama City and Destin. The condo is off the main path which makes it much quieter, especially in the early mornings and night. Overall great stay!

This was the perfect beach stay! The room was extremely clean, thoughtfully laid out and decorated beautifully. My wife and I stayed for 5 nights and would highly recommend for couples or small families. Located on the top floor of a condo - easy to access via stairs or elevator. The pool was steps away from the building and the beach was a 5-7 minute walk. We could easily walk to restaurants and shops (less than a mile away from The Pearl and Alys Beach) and a 20 minute drive from Santa Rosa Beach (lots of shops and restaurants). Overall, the location was the perfect place for us and the Airbnb was a great price point! Liv was also quick to respond and easy to communicate with, even let us check in early!
Super cute space and quiet building. Easy walk to food places and the beach. Many shopping places and restaurants within a 15 minute drive as well. The beds were very comfortable and felt like home. I would definitely book this place again!
