Cancellation Policy
Cancellations and changes must be made in writing and submitted via email to info@liv-vacations.com. Guest is responsible for confirming Liv Vacations has received cancellation notice.
1. You may cancel with a refund of any deposits paid, less 3% merchant processing fee, on or before 60 days prior to arrival date.
2. Any cancellation made between 59-31 days prior to arrival will receive a refund of 50% of any deposits paid.
3. Reservations cancelled 30 days or less prior to arrival date will receive a refund of only the cleaning fee.
4. No changes can be made to a reservation within 48 hours of arrival date.
Liv Vacations recommends all guests to purchase travel insurance such as Generali Travel Protection at the time of booking. Guest understands that neglect of this recommendation does not warrant any exception to existing cancellation policies. Guest acknowledges they are aware travel insurance exists.
PANDEMIC CANCELLATION POLICY
In the event you wish to cancel your reservation due to personal concerns over a pandemic, Liv Vacations has the following two options available for guests who want their deposits refunded:
1. Liv Vacations will refund any and all monies associated with your stay only if your reservation date occurs during a period of time expressly decreed by an executive order, ordinance, or law closing short-term rental properties from being occupied by guests.
2. Liv Vacations will not be obligated to refund your deposit if you personally decide to cancel your reservation without any interference from a governmental decree, ordinance, or law. However, Liv Vacations will review all requests for refunded deposits by its guest on a situation by situation basis.
TROPICAL WEATHER CANCELLATION POLICY
In the event there is tropical weather, including but not limited to Tropical Disturbances, Tropical or Sub-Tropical Cyclones, Tropical Depressions, Tropical Storms, or Hurricanes present in the Atlantic, Caribbean Sea, or Gulf of Mexico at the time of your reservation and you wish to cancel ahead of an unverified storm trajectory, the Standard Cancellation Policy will apply with the following addenda:
1. Cancellations with refunds of unused nights are issued only in the event of a mandatory evacuation.
2. Since hurricane season is nationally recognized every year from June through November, it is a great idea to secure travel insurance when traveling to our area during that time.
3. No decisions will be made on our end unless a storm warranting a mandatory evacuation is imminent, as confirmed by our local government officials.
Guests are provided multiple courtesy reminders to purchase travel insurance at the time of booking. Liv Vacations will not be liable for Guest's decision to decline travel insurance, and existing cancellation policies will not be altered in the event the Guest waited too long to obtain travel insurance.
Deposit Policy
At the time of booking, 50% of the total price will be charged to the credit card provided. 35 days prior to arrival, the remaining balance will be charged. If the booking is created within 35 days of the arrival, the full total will be due and charged.

We stayed here for a long weekend and really enjoyed our stay. The place was beautiful with a great view of the beach and ocean. We walked (with kids) to lunch. The elevators were very fast. This unit is on the 23rd floor and we never had an issue getting up or down quickly. Our boys loved the pool and hot tub. Beach chairs and umbrella included with the unit. Highly recommend this place!
It was a great stay. Furniture and decor was nice, everything was clean. Plenty of towels. Host reached out to make sure we were good and didn’t need anything. The only complaint was in the master bath, the water drained a bit slower than the guest bath. I would still stay here again, very nice getaway.
Wonderful view on 23rd floor. Condo was spotless, well decorated, and cozy. The beach was very convenient. Only down side is we unknowingly visited during biker week, which was extremely loud, even in the bedroom.
Definitely coming back. .. perfect location close to shops and restaurants.
Came all the way from Ohio so after a long 14 hour drive we definitely were more than satisfied! Everything was beautiful, view, beach conveniency & zoolas pizza across the street is definitely worth a try!
This condo was absolutely beautiful! Very clean. The view from the balcony was amazing. The beds were extremely comfortable. Walking Distance to restaurants. Having the chairs/umbrella at the condo was super convenient as well. Highly recommend. I will def be staying here again!
Beautiful place with a great ocean view. We loved the big windows across the balcony. The condo was cozy and welcoming and had everything we needed. It was very clean, comfortable and well laid out. The kitchen was stocked well with dishes and appliances. We loved the sandy beach walks, super clear water and the tropical colours of the ocean. We found lots to do in the resort and surrounding areas. We would highly recommend this place to others.
We truly enjoyed our stay at LIV’s place. The condo was very comfortable, well decorated, recently remodeled and had everything we needed and wanted. The location is simply incredible, million dollar view of the ocean from the unit and walking distance to many nice restaurants/local eateries. The host was very responsive and accommodating. We will definitely stay here again.
