Cerro Azul welcomes you and yours! Located in the heart of Blue Mountain Beach directly on Gulf-front property, Cerro Azul offers the luxurious coastal getaway your family has been waiting for. This 2-bedroom, 2.5-bathroom townhouse has been gutted and rebuilt from the studs, offering a one-of-a-kind floorplan at SeaCliffs including a custom wet bar, custom outdoor grilling area, larger closets, larger pantry, larger laundry room, and an expansive primary bathroom with a rain head and body sprayers. No expense was spared in the renovation of this unit, from the building finishes to the furniture curated by Liv Vacations, where every piece was hand selected from our area's most exclusive showrooms. A fully-equipped custom kitchen with high-end appliances caters to all levels of culinary expertise. Enjoy direct gated beach access just behind your back door using our (6) provided beach chairs with built-in umbrellas, beach wagon, and small cooler. We provide a high chair and a Pack & Play for a more hassle-free experience for traveling parents. You also have plenty of dining options within walking distance along with ample vendor options for beach activities.
This property is fitted with a Ring doorbell (video + audio) which faces the parking area in front of the property. This system helps us efficiently resolve any parking issues such as unauthorized vehicles which need to be towed, and to provide strengthened security for our guests. This camera operates 24/7.
INTERNET DISCLAIMER: All of our properties are equipped with the fastest internet service provided within their respective areas, and we utilize routers which allow us to monitor their status remotely. In the event internet service is intermittent or completely lost and the issue is determined to be caused by the service provider, there is simply nothing we can do besides wait for service to be restored and forward you updates directly from the service provider. There will be no compensation to guests in the event internet service is intermittent or completely lost due to the service provider. If you are traveling for business and internet makes or breaks your visit, we recommend that you bring your own hotspot.

Cancellation Policy
Cancellations and changes must be made in writing and submitted via email to info@liv-vacations.com. Guest is responsible for confirming Liv Vacations has received cancellation notice.
1. You may cancel with a refund of any deposits paid, less 3% merchant processing fee, on or before 60 days prior to arrival date.
2. Any cancellation made between 59-31 days prior to arrival will receive a refund of 50% of any deposits paid.
3. Reservations cancelled 30 days or less prior to arrival date will receive a refund of only the cleaning fee.
4. No changes can be made to a reservation within 48 hours of arrival date.
Liv Vacations recommends all guests to purchase travel insurance such as Generali Travel Protection at the time of booking. Guest understands that neglect of this recommendation does not warrant any exception to existing cancellation policies. Guest acknowledges they are aware travel insurance exists.
PANDEMIC CANCELLATION POLICY
In the event you wish to cancel your reservation due to personal concerns over a pandemic, Liv Vacations has the following two options available for guests who want their deposits refunded:
1. Liv Vacations will refund any and all monies associated with your stay only if your reservation date occurs during a period of time expressly decreed by an executive order, ordinance, or law closing short-term rental properties from being occupied by guests.
2. Liv Vacations will not be obligated to refund your deposit if you personally decide to cancel your reservation without any interference from a governmental decree, ordinance, or law. However, Liv Vacations will review all requests for refunded deposits by its guest on a situation by situation basis.
TROPICAL WEATHER CANCELLATION POLICY
In the event there is tropical weather, including but not limited to Tropical Disturbances, Tropical or Sub-Tropical Cyclones, Tropical Depressions, Tropical Storms, or Hurricanes present in the Atlantic, Caribbean Sea, or Gulf of Mexico at the time of your reservation and you wish to cancel ahead of an unverified storm trajectory, the Standard Cancellation Policy will apply with the following addenda:
1. Cancellations with refunds of unused nights are issued only in the event of a mandatory evacuation.
2. Since hurricane season is nationally recognized every year from June through November, it is a great idea to secure travel insurance when traveling to our area during that time.
3. No decisions will be made on our end unless a storm warranting a mandatory evacuation is imminent, as confirmed by our local government officials.
Guests are provided multiple courtesy reminders to purchase travel insurance at the time of booking. Liv Vacations will not be liable for Guest's decision to decline travel insurance, and existing cancellation policies will not be altered in the event the Guest waited too long to obtain travel insurance.
Deposit Policy
At the time of booking, 50% of the total price will be charged to the credit card provided. 35 days prior to arrival, the remaining balance will be charged. If the booking is created within 35 days of the arrival, the full total will be due and charged.

This is our second stay in this beautiful condo--we love it! Super convenient to the beach (I love being able to run back up to the house for lunch or a forgotten item), and so close to the delicious Blue Mountain Bakery and other restaurants. Condo was exactly as described. The switching out of the bunk beds to a queen was unfortunate, my teenagers refuse to share a bed, but thankfully there was a queen blow up mattress, so it worked out. Master bath shower is AWESOME. Mattresses were even better than the ours at home, LOL, we really miss those mattresses. Plenty of towels/toiletries. In the amenities it lists everything that provided. If it is not on the list, it is NOT there. Beach towels, bring your own, there are not any. Beach chairs were in good condition. Neighbors were quiet and the town was as well. Lots of good restaurants to choose from. We can't wait to come back! The convenience of being across the road from Blue Mountain Bakery was too convenient. We walked over there every morning for mimosa's (light on the juice and ice), cinnamon rolls, and GF/dairy free baked goods.
This is the most beautiful spot and a perfect location! The condo itself is lovely, clean, and beautifully appointed. We had everything we needed--and more! Every morning you wake to an unparalleled view of the ocean, and the beach is truly steps from the condo. The beach itself was practically empty while we were there (even though it was in the middle of fall break). Also conveniently located in close proximity to the amazing Blue Mountain Bakery, a great natural grocery store, and ice cream, you really have everything you need for a great vacation. Easy bike ride to Seaside or even shorter car ride, if you can deal with the parking. We have already reserved this place for next year!

We had another amazing week! The condo's renovations are beautiful! We missed having the twin beds but my kiddo loved the blow up mattress comfortability. The floor to ceiling sliding glass door allows for amazing views from the primary bedroom. The walk in shower room makes me want to renovate my current home! The Liv Vacations, the property management co, were great and easy to work with, Dustin was quick to respond to all my inquiries.

Liv Vacations was great to work with. Property was as described, you can’t beat the beachfront location! Townhome was clean and promptly ready for our check-in. Kitchen had most everything needed. Towels and bedding were plentiful and good quality. We grilled a couple of times, but it does need to be replaced. We had a couple of maintenance issues but they were not a burden to our vacation. One slow drain and handle on back door. Kitchen drawers were difficult to pull out. Prompt response from Liv Vacations and they did let us know the unit was being gut/rehabbed in the fall. We have stayed at Sea Cliffs a handful of times and will return.

My husband and I stayed for three nights in this beach front townhouse. The house was larger than expected and had amazing views from the living/kitchen area and from the comfortable king master bedroom. The second bedroom had a queen bed and a set of bunk beds. We spent most of our time either on the beach or on one of the two decks overlooking the ocean. I loved hearing the ocean from the house and the 30 second walk down the stairs to be on the beach was priceless!! The beach was beautiful white sand, the water was clear and best of all it was not crowded. The keyless entry was handy, I made many trips for water, lunch, sunscreen, etc. Communication was great! Would recommend and will definitely return!!

This place was awesome - the views of the ocean from the living room and bedroom brought much needed peace for our family taking a break from an intense year. It was very clean and communication from LIV was great. The location is great as well - with the beach on one side and a great bakery right across the street - selling great cinnamon rolls. Our stay was during the height of COVID, so we were grateful for a location that was near restaurants (although we could have easily cooked for ourselves utilizing what was provided in the property) that was clean and relatively isolated. This property hit the mark! There is plenty of room for a family and although some areas of the property could use some updating, you can tell the owners are working hard to keep it up to standards. The roof patio off the master is amazing for a couple and we loved how easy it was to get to the beautiful beach (although do note that it is several flights of stairs). If you are looking for a getaway with beautiful views and direct beach access, look no further.

We love this property and have stayed there once other time. It was a lovely Thanksgiving and the weather and property were awesome. My teen son left his glasses on the shelf by the tip bunk bed and we are hoping the cleaning staff find them so they can be mailed to us. I will pay for overnighting them in the mail once found. This was a beautifully decorated townhome on the Gulf with gorgeous views. The owner reached out to make sure all went well with check-in, checked on us during our stay and did everything to make this a VIP experience. All the personal touches with extra towels, linens, toiletries and all the extras was a definite benefit and made it almost spa-like and made us feel very welcome. We thoroughly enjoyed our week long stay and will be back again. The sanitizing and Covid Cleaning procedures in place helped to also make us feel safe. Overall, this property is great. We came for the beach and it did not disappoint. The condo is located directly on the beach and offers spectacular views. The town is very quaint and offers some great little restaurants and shops. The property managers were great to work with. We had no issues during our stay.
