I had such a wonderful stay here that I’ve already booked again! The home was spotless, cozy, and had everything I needed for a comfortable visit. The host was welcoming, responsive, and made the whole process so easy. I highly recommend this place to anyone looking for a relaxing and hassle-free stay.

We absolutely loved our stay here! The property was beautiful, the pool was perfect, and they provided everything we could possibly need for a comfortable trip. The walk to the beach was quick and easy, and the location truly can’t be beat.

Tia was AMAZING to work with—so kind, responsive, and always quick to communicate. Everyone we interacted with was great at keeping in touch and answering any questions right away. The entire experience was seamless from start to finish.

We will definitely be back again and highly recommend this place to anyone visiting Panama City Beach!

This home was absolutely perfect for our girls staycation! Plenty of space, perfect location! We loved the pool and enjoyed being so close to the beach access. Will definitely recommend!

When we first entered the property we were taken back with how nice, crisp and clean everything was. Walking upstairs the bedrooms didn't disappoint either. Especially walking into the Master bath with its enormous shower. My personal disappoint was the balcony on the 3rd floor. It does provide a view but you are directly exposed to the sun the entire time you are up there. So for me it made it a bit more difficult to enjoy being up there with no shade. The pool area was enjoyed by all and was really a great size for many adults and small children to enjoy. If there were any suggestions I could make in hopes that the owners would take to heart it would be the following: (1) the standard microwave in the kitchen that is at knee level either needs to be a microwave drawer or placed somewhere else. We had to literally get on our knees or in a squat to use the device. (2) the kitchen needed a pizza cutter, (3) while there are blinds in the bedroom they are not very forgiven of blocking out light early in the morning. So young kids or those that have a hard time with a bright room for sleeping would not appreciate the window treatments (4) there really needs to be a manual for the home that tells you things like how to operate the blinds in the living room, how to adjust the jets in the pool, etc. Having to spend so much time on a vacation frustrated with small things like these can be avoided with a simple house manual. (5) we needed more silverware than what was provided with such a large group.. more forks and spoons.
More positives... having a high chair and pack n play for one of the babies was a great addition. Having beach chairs and a wagon was amazing as well. All and all we were pleased with our vacation and would stay here again in the future.

When we arrived on Saturday the elevator was down, which was a big deal for a couple family members with knee replacements and only one room on main floor. The management contacted someone on Sunday and they came out on Monday and it was fixed and working perfectly. They were very apologetic and helpful to get it resolved fast. Our stay was perfect! We had 11 people, one being a 6mth old. They had everything we needed to accommodate plus some, including a high chair, baby spoons and plate and playpen. The house is perfectly decorated and the location is amazing! Took maybe 2-3mins from our front door before our feet hit the sand. Super convenient! We loved it!! And we plan to come back and rent this location again!

We just finished a great week at this condo in PCB. Everything was clean, up to date and exactly as advertised. We loved the pool (shaded in the morning but mostly sun all afternoon, fyi), the upper floor balcony was great in the evenings to still have a view of the gulf. I had two small issues/questions while we were there and the property management answered via their chat function very promptly. AC worked well and all bedrooms have ceiling fans too.
Beach access was super close, even for a family member who has some mobility concerns, We did set up chair service in advance with a company, but found there is a rental guy right at that beach access so could have done it day by day. That portion of the beach is not super crowded so good location for daily beach goers,

We really enjoyed our stay here. The property was beautiful and extremely close to the beach, which we loved!!! It had all the amenities of home, if you needed it was there. The only problem we had was the elevator. It stopped working soon after we arrived and no one ever showed up to fix it. We had two guests traveling with us that really needed it, which is part of the reason we picked this particular property; but we managed. I would definitely book again for my next visit if it’s available!!!! The only small thing I would suggest is maybe labeling the switches so people know which ones turn what on and off. And my a folder for guests that includes instructions, property rules, and maybe a list of the popular surrounding attractions and restaurants. Again, we loved, loved, loved our stay here. The house is beautiful! Location is PERFECTLY located so close to the beach. Our host was so quick to respond! I can't say enough great things!

Couldn’t have asked for better

This place is beautiful. Four of us stayed for a grueling week of roadside work, but still left feeling rested and a bit pampered thanks to the luxury and quality finishes in this home.

Excellent location! Able to walk to the beach, it was also great having our own pool. The house is beautiful and was perfect for our family! We will definitely be staying here again!

Sandy by the Sea was better than I expected. It was a short drive from Atlanta. The house was GORGEOUS! It had all of the amenities described and more! The host was super friendly and super responsive. The beach is my happy place. This was my first New Year's Eve in PCB, but I was pleasantly surprised. The neighbors had fireworks on the beach that we watched from the beautiful rooftop by the firepit. I highly recommend booking with Liv. I'm currently checking out other properties hosted by Liv for my upcoming February trip. Thank you for an amazing getaway!

Exceeded expectations. The house is exactly what you see in the pictures & well equipped.

BEST BEACH HOUSE EVER! God this place was incredible!!!!!!!!!! We will be coming back. You can see the ocean from the second and third floor. Perfect neighborhood that’s on the older side meaning not too much traffic or people. Table that seats 8-10. More seating at the island! Great outdoor space we had our coffee. Can’t say enough good things! Tasty food and amazing pool. I have no regrets at all about booking this house!!!!

This place had everything we needed; the service we received was above and beyond! We will definitely be staying here again!

Our family had a wonderful time visiting PCB! The condo was so clean, decorated so nicely, the BEDS!!! They were so comfy! The elevator seemed to be bolted shut and we were not able to use that luxury like we thought. But all in all, we had an amazing stay!

Amazing! Incredible home located within walking distance to the beach. The property was impeccably clean, cozy, and perfect for spending time with a large family. It is well equipped for all your needs from kitchenware to beach gear. The host was responsive to any and all questions. Couldn’t be a more perfect vacation. All I can say is WOW!! There was 13 of us and we ALL were impressed with this home. Super clean and decorated beautifully. Even my grandchildren were blown away! The elevator was wonderful, when tired you can take it to get to the 2 & 3rd floors. We even received a beautiful retro cooler with items for the beach inside. Access to the beach was literally steps away. This place is well worth the $$. 5 stars for me

We just finished up a long weekend in the most beautiful townhouse I’ve ever seen. The furnishings in the unit are top notch with plenty of room for multiple families to stay. The beach is only steps away which making this townhome super convenient for anyone who needs easy beach access. The top patio in the unit has an amazing view of the beach along with a fire pit and large sitting area. The elevator in the unit was super helpful in getting our luggage and other heavy items to the upper floors. The pool in this unit is heated and the back patio has plenty of seating for large families. I would highly recommend this unit to anyone looking for a nice relaxing vacation. We will book again.

Just spent the best week with the family at Sandy by the Sea. Even though the ocean was cold the beach was gorgeous!! The heated private pool out back was great! We enjoyed every minute, inside, outside, or just sitting on that enormous patio by the fire pit. Will definitely be back soon!! Thanks for your hospitality Liv Vacations you were great to work with!
