Cancellation Policy
Cancellations and changes must be made in writing and submitted via email to info@liv-vacations.com. Guest is responsible for confirming Liv Vacations has received cancellation notice.
1. You may cancel with a refund of any deposits paid, less 3% merchant processing fee, on or before 60 days prior to arrival date.
2. Any cancellation made between 59-31 days prior to arrival will receive a refund of 50% of any deposits paid.
3. Reservations cancelled 30 days or less prior to arrival date will receive a refund of only the cleaning fee.
4. No changes can be made to a reservation within 48 hours of arrival date.
Liv Vacations recommends all guests to purchase travel insurance such as Generali Travel Protection at the time of booking. Guest understands that neglect of this recommendation does not warrant any exception to existing cancellation policies. Guest acknowledges they are aware travel insurance exists.
PANDEMIC CANCELLATION POLICY
In the event you wish to cancel your reservation due to personal concerns over a pandemic, Liv Vacations has the following two options available for guests who want their deposits refunded:
1. Liv Vacations will refund any and all monies associated with your stay only if your reservation date occurs during a period of time expressly decreed by an executive order, ordinance, or law closing short-term rental properties from being occupied by guests.
2. Liv Vacations will not be obligated to refund your deposit if you personally decide to cancel your reservation without any interference from a governmental decree, ordinance, or law. However, Liv Vacations will review all requests for refunded deposits by its guest on a situation by situation basis.
TROPICAL WEATHER CANCELLATION POLICY
In the event there is tropical weather, including but not limited to Tropical Disturbances, Tropical or Sub-Tropical Cyclones, Tropical Depressions, Tropical Storms, or Hurricanes present in the Atlantic, Caribbean Sea, or Gulf of Mexico at the time of your reservation and you wish to cancel ahead of an unverified storm trajectory, the Standard Cancellation Policy will apply with the following addenda:
1. Cancellations with refunds of unused nights are issued only in the event of a mandatory evacuation.
2. Since hurricane season is nationally recognized every year from June through November, it is a great idea to secure travel insurance when traveling to our area during that time.
3. No decisions will be made on our end unless a storm warranting a mandatory evacuation is imminent, as confirmed by our local government officials.
Guests are provided multiple courtesy reminders to purchase travel insurance at the time of booking. Liv Vacations will not be liable for Guest's decision to decline travel insurance, and existing cancellation policies will not be altered in the event the Guest waited too long to obtain travel insurance.
Deposit Policy
At the time of booking, 50% of the total price will be charged to the credit card provided. 35 days prior to arrival, the remaining balance will be charged. If the booking is created within 35 days of the arrival, the full total will be due and charged.

"Can’t wait to come back!"
We just finished up a long weekend in the most beautiful townhouse I’ve ever seen. The furnishings in the unit are top notch with plenty of room for multiple families to stay. The beach is only steps away which making this townhome super convenient for anyone who needs easy beach access. The top patio in the unit has an amazing view of the beach along with a fire pit and large sitting area. The elevator in the unit was super helpful in getting our luggage and other heavy items to the upper floors. The pool in this unit is heated and the back patio has plenty of seating for large families. I would highly recommend this unit to anyone looking for a nice relaxing vacation. We will book again.

Just spent the best week with the family at Sandy by the Sea. Even though the ocean was cold the beach was gorgeous!! The heated private pool out back was great! We enjoyed every minute, inside, outside, or just sitting on that enormous patio by the fire pit. Will definitely be back soon!! Thanks for your hospitality Liv Vacations you were great to work with!

“Sandy by the Sea” on PCB will not disappoint! We are a couple of friends who like to play together outside of ball fields!! This townhouse is amazing. It is only a few steps from the beach and so close to the best restaurants. Beach chairs were there for our use along with plenty of linen and toiletries. Each couple had their own king room and bath with plenty privacy. The kiddos had their own floor, yes FLOOR…with living/gaming room and full bunk bed room with private bath! This place was so spacious, beautifully decorated, kitchen had everything we needed, even had high chair and pack n play for our baby, there were Smart TVs in each room and the private pool out back was a BONUS!!!This was by far the best vacation we have had all together in awhile. We are already making plans for next year!!!

We were so impressed by the warm hospitality and attention to detail. The townhouse was immaculately clean and beautifully decorated with high end furnishings, providing a cozy and relaxing retreat throughout our stay. The beds are so comfortable with plush comforters. There is plenty of space on any of the 3 levels. No need to worry about stairs, there is an elevator for easy access to any level. Crystal went above and beyond to ensure we had everything we needed, and their prompt communication made the entire experience seamless. The location was fantastic, our view was amazing with breath taking sunsets and offering easy access to the beach located just steps away. Overall, we had a wonderful time and would highly recommend this wonderful place to anyone looking for a memorable Airbnb experience! We can’t wait to return!
