Cancellation Policy
Cancellations and changes must be made in writing and submitted via email to info@liv-vacations.com. Guest is responsible for confirming Liv Vacations has received cancellation notice.
1. You may cancel with a refund of any deposits paid, less 3% merchant processing fee, on or before 60 days prior to arrival date.
2. Any cancellation made between 59-31 days prior to arrival will receive a refund of 50% of any deposits paid.
3. Reservations cancelled 30 days or less prior to arrival date will receive a refund of only the cleaning fee.
4. No changes can be made to a reservation within 48 hours of arrival date.
Liv Vacations recommends all guests to purchase travel insurance such as Generali Travel Protection at the time of booking. Guest understands that neglect of this recommendation does not warrant any exception to existing cancellation policies. Guest acknowledges they are aware travel insurance exists.
PANDEMIC CANCELLATION POLICY
In the event you wish to cancel your reservation due to personal concerns over a pandemic, Liv Vacations has the following two options available for guests who want their deposits refunded:
1. Liv Vacations will refund any and all monies associated with your stay only if your reservation date occurs during a period of time expressly decreed by an executive order, ordinance, or law closing short-term rental properties from being occupied by guests.
2. Liv Vacations will not be obligated to refund your deposit if you personally decide to cancel your reservation without any interference from a governmental decree, ordinance, or law. However, Liv Vacations will review all requests for refunded deposits by its guest on a situation by situation basis.
TROPICAL WEATHER CANCELLATION POLICY
In the event there is tropical weather, including but not limited to Tropical Disturbances, Tropical or Sub-Tropical Cyclones, Tropical Depressions, Tropical Storms, or Hurricanes present in the Atlantic, Caribbean Sea, or Gulf of Mexico at the time of your reservation and you wish to cancel ahead of an unverified storm trajectory, the Standard Cancellation Policy will apply with the following addenda:
1. Cancellations with refunds of unused nights are issued only in the event of a mandatory evacuation.
2. Since hurricane season is nationally recognized every year from June through November, it is a great idea to secure travel insurance when traveling to our area during that time.
3. No decisions will be made on our end unless a storm warranting a mandatory evacuation is imminent, as confirmed by our local government officials.
Guests are provided multiple courtesy reminders to purchase travel insurance at the time of booking. Liv Vacations will not be liable for Guest's decision to decline travel insurance, and existing cancellation policies will not be altered in the event the Guest waited too long to obtain travel insurance.
Deposit Policy
At the time of booking, 50% of the total price will be charged to the credit card provided. 35 days prior to arrival, the remaining balance will be charged. If the booking is created within 35 days of the arrival, the full total will be due and charged.

My family stayed here for our summer vacation. We really enjoyed the location including the proximity to the beach and Blue Mountain Bakery and Blue Mountain Creamery. This was our second trip to 30A and our first to Blue Mountain. We really enjoyed Blue Mountain and will definitely return. The condo was well stocked and had everything we needed to make our stay comfortable. Can’t wait to return again!

We have been to the 30A area before but have never visited this property before, which we enjoyed a lot. Everything was clean and tidy, beds were comfortable, and it was great having such large separate beds for our kids. The close proximity to the beach was great, and Blue Mountain Bakery and Blue Mountain Creamery were both very close and walkable also. Great place to stay, would recommend to anyone looking at the area, and would definitely stay there again.

We had a wonderful stay! Great location, 3 min walk to public beach access with restrooms and shower for sandy feet. 5 min walk to ice cream, bakery, small organic food market, and live music every night! Plenty to do if you don’t want to get on a bike or in a car. The beds were AMAZING, slept like a baby every night. Plenty of room for our family of 4. There was a great pub nearby with great pizza- when it rained we stayed in, ate pizza and played games- made great memories on this trip. Already booked for next year!

We thoroughly enjoyed our stay at Rio Mar 3 Starfish. The condo itself is spacious, nicely decorated and immaculate. It was a short walk to the beach and the water was crystal clear. It was a great relaxing time with friends. The only negative takeaway was that we rented a golf cart and had it delivered to our unit then got a call from the cart rental stating the HOA made them take it back because we were not allowed to have them. I may have missed that part in the rental paperwork. Being a golf cart community and seeing them all around us it was disappointing we could not utilize one.

We (older couple) really enjoyed our stay at this property in Blue Mountain Beach. It was spacious, clean, had everything we needed and more, fast WiFi, two different decks which even had peek a boo views of the Gulf, and great location near everything yet not right on busy 30A. Management was very responsive and clear with instructions about check in and one minor issue, we hope to return!

Wonderful place to stay! The unit had just been updated. This is our 3rd year visiting the Blue Mountain Beach area for spring break with our family and friends, this by far is the best location that we have stayed. We had friends staying below us and we all enjoyed the lower deck with cover.

A beautiful condo in a great location by the beach. Very well equipped. In their listing they should say what type of coffeemaker. It’s a dual drip/pod machine but all I could see in the picture was a carafe so we brought grounds rather than pods. Also know that if you’re there during football season the only tv with regular channels is in the master bedroom. We enjoyed sitting on the outside decks watching the sea fog roll in. We look forward to coming back and seeing more of the area.

Loved our stay. The team was very flexible when one of us got sick - they were able to switch our dates. The location couldn’t have been better. Two minute walk to the Blue Mountain Bakery and a 5 minute walk to the beach! They were even able to offer an early check in and late check out which makes a huge difference for a short stay!
Loved that there were plenty of places to eat near by and there never seemed to be a ton of traffic. Overall had a great stay and would definitely stay here again!

This was a great place to stay in Santa Rosa Beach! Just a short walk from the beach in one direction and the Blue Mountain Bakery in the other direction!
Close to shops, the Justin Gaffery Art Gallery, Grayton Beach, and so many delicious restaurants! This is a 4 unit condo, which had me nervous that we would disturb our neighbors with our 4 children, or the other way around, but we never heard anyone else and when we asked the neighbors they said the same thing!
Such a great place to rest and unwind, or get into some fun!

Communication with Liv Vacations was outstanding! The property was very clean, the kitchen was well-stocked, and the public beach was a 3 min. walk away. (If you have a beach wagon, be prepared to maneuver it up and down about three flights of stairs over the dunes.) We would recommend eating at Goatfeathers (the grilled grouper was 10/10!), Siam Thai take-out, and Fat Daddy's Pizza. The cinnamon rolls at Blue Mountain Bakery were delicious and the Blue Mountain Creamery ice cream was good too (longs were long and it is CASH ONLY, just an FYI.) Both the bakery and creamery are within walking distance. We really enjoyed our stay at Rio Mar 3 - Starfish with our family over the 4th of July! Excellent experience!
This place is a great place for a family or a small group of friends I’m 6 foot 4 and the small beds fit me good and so did the downstairs shower!
Starfish was a great "home" base for our family with an amazing location! Less than a 5-minute leisurely stroll to the beach and most other amenities in Blue Mountain Beach. The condo was clean and well stocked with plenty of linens and kitchen accessories. The washer and dryer are a definite must-have for beach stays! Communication was clear and prompt. We would definitely consider staying again if our travels bring us back to 30A!
Location is AMAZING! The shower on the bottom floor is under the stairs and isn’t connected to the other bathroom, which was a weird experience. This house is a 2 second walk to the beach and the beds are comfortable.
Our stay exceeded expectations and we will surely be staying with Liv Vacations in the future. Liv’s Team was very accommodating, responsive, and flexible throughout the planning process and during our stay. Highly recommend.

Perfect location for a getaway!
The location is fantastic! It is a very short walk to the beach, and is right around the corner from a couple of great places to grab food. A lot of families staying in the area rent golf carts to get around and have to worry about finding parking at the beach access parking lot, but luckily we didn't have to spend the money on something like that or worry about parking. The house is close enough to the beach that walking back to the house because your kid forgot something or needed a snack was no big deal. Also, the beds were comfortable, the kitchen was well stocked, and there is a closet with a few beach toys and boards that were available for use. Liv Vacations were very communicative and responded by text very quickly when I had an minor AC issue. They also found my lost Air Pods and offered to mail them home to me. We had a great trip and would stay here again!
The only con is that the back porch areas are shared, so if you want more privacy this would not be the place for you. But it didn't bother us at all.
Great place to stay! It was very clean and had plenty of room for all 7 of us. The distance from the townhouse to the beach wasn’t bad at all.. just a 3 minute walk. Even our 3 year old had no problem walking back and forth with us each day. Overall, it was a great trip!

Brought me and three children with me to property, we had a great time- if ever I had a question or needed anything the communication with management was very timely. Directions, maps to beach and check in was very easy and thorough. Kitchen stocked with plates, utensils and cookware which is nice. Super short walk to beach access. One thing I didn’t know was that the unit housed 4 units, I thought from pics it was 2. For first few nights we had a newborn baby under us in the basement unit and that was a little tricky as we couldn’t walk downstairs without them hearing us. All in all very relaxing, beds were all great- my kids loved sleeping in them as much as going to the beach.

Enjoyed our stay at Coastal Classic Blue Mountain Beach condo. Communication, check-in, location, etc. were great. Greatly appreciate the ample supply of towels and eating/cooking utensils. We had two couples twin infants and had plenty of room in Unit 3. Would request a first floor next time because of all the extra stuff for the twin (two pack-and-plays, supply of diapers and baby bottles, etc. FYI --- Under the stairs there are two doors, one with the sink, toilet and laundry and a second with a shower. (We didn't check the second until the middle of the week.) We recommend this location for your vacation.

Liv Place was amazing. A quick spot to everything you want 3 min walk to the amazing beach. A great store close by the house had all I needed to cook. We rented chairs & umbrellas on the beach plus bikes for our stay. 10 min drive to Seaside. The house was so comfy it felt like home. Will definately come here again.

The beach is a short walk down a quiet road, and you do not have to cross the busy 30A Hwy. The Creamery and Big Daddy's bikes is right across the street. We will definitely rent again as we have friends that live in Blue Mountain Beach. Lovely Place, Great Price!

We happened to pick possibly the worst travel week possible (and that's saying a lot given the events of 2020!), made the 6 hour drive from where we live to get there just in time for Hurricane Sally...it was our first trip anywhere since our daughter was born 10 months ago, so the odds were definitely stacked against us given the poor timing of our so carefully planned first family vacay! That being said, I couldn't have been more impressed with the location, property, upkeep, and even more so, the care, consideration, and communication provided by the renters. Would definitely recommend this rental for quality accommodations overall!

My daughters and I had a great time at Starfish. We enjoyed the nearby beach access as well as the fabulous restaurants nearby! We had takeout at Goatfeathers; pizza from Pizza in the Sky (because they offered cauliflower crust); and dinner at Stinky's Fish Camp. Please note that there is only one bathroom upstairs with the bedrooms. Our unit was above another unit and I'm not sure if they could hear us, but we didn't hear anyone in any of the units. We had a great time and would recommend Starfish for a small group of friends or family.
