Cancellation Policy
Cancellations and changes must be made in writing and submitted via email to info@liv-vacations.com. Guest is responsible for confirming Liv Vacations has received cancellation notice.
1. You may cancel with a refund of any deposits paid, less 3% merchant processing fee, on or before 60 days prior to arrival date.
2. Any cancellation made between 59-31 days prior to arrival will receive a refund of 50% of any deposits paid.
3. Reservations cancelled 30 days or less prior to arrival date will receive a refund of only the cleaning fee.
4. No changes can be made to a reservation within 48 hours of arrival date.
Liv Vacations recommends all guests to purchase travel insurance such as Generali Travel Protection at the time of booking. Guest understands that neglect of this recommendation does not warrant any exception to existing cancellation policies. Guest acknowledges they are aware travel insurance exists.
PANDEMIC CANCELLATION POLICY
In the event you wish to cancel your reservation due to personal concerns over a pandemic, Liv Vacations has the following two options available for guests who want their deposits refunded:
1. Liv Vacations will refund any and all monies associated with your stay only if your reservation date occurs during a period of time expressly decreed by an executive order, ordinance, or law closing short-term rental properties from being occupied by guests.
2. Liv Vacations will not be obligated to refund your deposit if you personally decide to cancel your reservation without any interference from a governmental decree, ordinance, or law. However, Liv Vacations will review all requests for refunded deposits by its guest on a situation by situation basis.
TROPICAL WEATHER CANCELLATION POLICY
In the event there is tropical weather, including but not limited to Tropical Disturbances, Tropical or Sub-Tropical Cyclones, Tropical Depressions, Tropical Storms, or Hurricanes present in the Atlantic, Caribbean Sea, or Gulf of Mexico at the time of your reservation and you wish to cancel ahead of an unverified storm trajectory, the Standard Cancellation Policy will apply with the following addenda:
1. Cancellations with refunds of unused nights are issued only in the event of a mandatory evacuation.
2. Since hurricane season is nationally recognized every year from June through November, it is a great idea to secure travel insurance when traveling to our area during that time.
3. No decisions will be made on our end unless a storm warranting a mandatory evacuation is imminent, as confirmed by our local government officials.
Guests are provided multiple courtesy reminders to purchase travel insurance at the time of booking. Liv Vacations will not be liable for Guest's decision to decline travel insurance, and existing cancellation policies will not be altered in the event the Guest waited too long to obtain travel insurance.
Deposit Policy
At the time of booking, 50% of the total price will be charged to the credit card provided. 35 days prior to arrival, the remaining balance will be charged. If the booking is created within 35 days of the arrival, the full total will be due and charged.

Perfect stay! My husband, daughter, and I had an amazing time. This place is perfect for a couple or small family. The walk to the beach was less then 5 minutes. I would recommend waking up early and parking your vehicle at the public beach with all your beach items. We did this and it was perfect. After a long day at the beach, we got in the car and was back at the condo in less then 2 minutes.

Great location with 5 minute walk to beach access. Close to restaurants, shake shop, bakery, and walking biking access. Unit #2 perfect for couple. Quiet BBQ and garden area in back. Parking at door. Exceptionally clean and well appointed and comfortable. Check in and out easy and frequent contact during stay. Great beach (second visit) and Liv provided great value and we will come back.

Location is what makes it wonderful. It is the condo on the right lower side. So we had neighbors all around us. Pictures made the place look way bigger than what it actually is. A good stay for single couples.

Easy to get to the beach. There is not a street that you have to cross. The kitchen was well stocked. Super clean. The two units downstairs have one bedroom and one bathroom with a pull out sofa. The one bedroom was very cramped for my family of four. I will definitely book the two bedroom unit upstairs next time.

Really close to the beach, which I loved, no need to drive. 30A bike lane was 2 min away from the house, so I was able to bike for 2 days. Definitely I would go back!

Very personable rental agency (Liv Rentals). Small but clean rental one block from a beautiful beach. Bike rental across the street, best ice cream on 30a across the street, convenience store and bakery also. I consider it the best beach. Right next to Grayton beach, one mile away. The other beaches are great too but far more populated, beautiful architecture but crowded and expensive and you can always visit those areas for dining. Best dining was Bay and Great Southern cafe, all others were overrated. Make reservation at Great Southern before you get to the rental they are crowded. Clean, nicely decorated rental with nice back porch for extra space.

This was a great condo for a small family. I was impressed by how well stocked the kitchen was for the size of the condo. I also appreciated that it was stocked with the basic paper goods to get you started. One thing to note is that you have to walk down to the public beach access.
