Cancellations and changes must be made in writing and submitted via email to info@liv-vacations.com. Guest is responsible for confirming Liv Vacations has received cancellation notice.
1. You may cancel with a refund of any deposits paid, less 3% merchant processing fee, on or before 60 days prior to arrival date.
2. Any cancellation made between 59-31 days prior to arrival will receive a refund of 50% of any deposits paid.
3. Reservations cancelled 30 days or less prior to arrival date will receive a refund of only the cleaning fee.
4. No changes can be made to a reservation within 48 hours of arrival date.
Liv Vacations recommends all guests to purchase travel insurance such as Generali Travel Protection at the time of booking. Guest understands that neglect of this recommendation does not warrant any exception to existing cancellation policies. Guest acknowledges they are aware travel insurance exists.
PANDEMIC CANCELLATION POLICY
In the event you wish to cancel your reservation due to personal concerns over a pandemic, Liv Vacations has the following two options available for guests who want their deposits refunded:
1. Liv Vacations will refund any and all monies associated with your stay only if your reservation date occurs during a period of time expressly decreed by an executive order, ordinance, or law closing short-term rental properties from being occupied by guests.
2. Liv Vacations will not be obligated to refund your deposit if you personally decide to cancel your reservation without any interference from a governmental decree, ordinance, or law. However, Liv Vacations will review all requests for refunded deposits by its guest on a situation by situation basis.
TROPICAL WEATHER CANCELLATION POLICY
In the event there is tropical weather, including but not limited to Tropical Disturbances, Tropical or Sub-Tropical Cyclones, Tropical Depressions, Tropical Storms, or Hurricanes present in the Atlantic, Caribbean Sea, or Gulf of Mexico at the time of your reservation and you wish to cancel ahead of an unverified storm trajectory, the Standard Cancellation Policy will apply with the following addenda:
1. Cancellations with refunds of unused nights are issued only in the event of a mandatory evacuation.
2. Since hurricane season is nationally recognized every year from June through November, it is a great idea to secure travel insurance when traveling to our area during that time.
3. No decisions will be made on our end unless a storm warranting a mandatory evacuation is imminent, as confirmed by our local government officials.
Guests are provided multiple courtesy reminders to purchase travel insurance at the time of booking. Liv Vacations will not be liable for Guest's decision to decline travel insurance, and existing cancellation policies will not be altered in the event the Guest waited too long to obtain travel insurance.
At the time of booking, 50% of the total price will be charged to the credit card provided. 35 days prior to arrival, the remaining balance will be charged. If the booking is created within 35 days of the arrival, the full total will be due and charged.

The proximity to the beach access, restaurants, shops, and more is perfect for our family of 6. We were comfortable in the townhouse, Liv was super accommodating and quick to help, and everything about our stay exceeded our expectations.
We enjoyed our stay and the management was extremely responsive and helpful. The condo was beautiful, met our needs and had a lovely outdoor seating area.
The condo was very clean and furnishings were very nice. Very comfortable beds (and I’m very picky) and the Kitchen had a good selection of pots and pans(could use some baking pans/Pyrex and cookie sheet for pizzas) and plenty of dishes and cutlery. Only a short walk to the public access for the beach. I would stay here again and highly recommend.

We were notified we could check in early and that was amazing since our flight landed early that morning. Short walk to the beach. Everything was perfect!
We loved out stay. We were set to arrive before the agreed check-in time and our host reached out and allowed us early entry. Upon entering we found clean and spacious home for our trip. The location was great as well. We were less than a quarter mile from the beach access and we were less than half a mile from multiple restaurants, ice cream shops, and a souvenir shop. Checkout was easy to follow and made leaving as stress free as possible. If I had to dock a point from our host for anything it would be the parking layout. While it was not a major issue, during our last night we had to move our car over a little for new guests to arrive so they could get their car into their spot as the parking can be tight if all four units are being occupied. Overall, we had a great experience and if we come back to the area we will definitely look into staying at this property again.
This was a great place to stay for our family. Easy walk to public beach access, and restaurants (made several visits to Blue Mountain Bakery and Blue Mountain Creamery). Bike rentals were an easy walk as well. This is an older unit that has been updated, and it was very comfortable and extremely clean. The unit is located on the second level, and then has two stories. So a flight of stairs to the front door with another flight of stairs to both bedrooms and one of the bathrooms (the other bathroom is downstairs). If stairs aren’t an issue for your family, we highly recommend!
Great place! Plenty of room, and walkable to bakeries, places to eat and beach!! We had public beach access which was a small sliver around a lot of private beach access, but if you get there early it was no problem at all. Overall really nice, would recommend!!
We have stayed on 30A several times. We really enjoyed this condo. We have kids ages 9, 5, and 1. The space was perfect for everyone to have some breathing room. The staff went above and beyond to make sure we had a great stay (like sending a maintenance man right away when our toddler locked herself in the bathroom!). Great location, easy to walk to beach. Overall we were very happy and will probably stay here again next year.
The place was very clean, and modern, had everything we needed to feel at home and was an easy walk to all the sites we wanted to see and a few steps to dozens of restaurants and cafes. Communication was great too. We would highly recommend this wonderful home.
We thoroughly enjoyed our stay at the coral home in Blue Mountain Beach! The location was fantastic, with numerous amenities within walking distance such as a bakery, coffee shop, juice bar, bike rentals, ice cream parlor, and, of course, the beach. However, one drawback was that there was only one bathroom on the second floor where both bedrooms were located. Additionally, the downstairs bathroom was divided between two rooms, with the toilet in one and the shower in a small closet that offered limited space to move around. Another point worth mentioning, though it may be a matter of personal preference, was the lighting. The home had very bright, white lights throughout, prompting us to purchase additional lightbulbs to create a warmer ambiance. Despite these minor issues, it was an overall fantastic trip in a great location!
Absolutely LOVED staying here! They were so easy to communicate with & even let us check in early. Such a cute space & not far from the beach access at all. Not a far drive to Seaside, Rosemary, or Alys. 10/10 would stay here again!!!
This was a perfect place for our girls trip! Walking distance to a few restaurants and our nightly ice cream shop! Easy walk to the beach as well. We loved that it wasn’t a tourist trap and wasn’t crowded at the beach. Definitely would recommend to anyone looking for a relaxing getaway. I would only suggest maybe a rug inside the front door area to help stop the unwanted sand from the beach getting tracked in the kitchen and maybe another full length mirror upstairs for multiple girls to get ready and have some mirror space.

Great location and responsive host. Easy to walk to public beach access. Thoroughly clean at check-in with plenty of fresh linens. Quite spacious and comfortable. I would definitely return if looking for accommodations in the area. Much quieter and relaxed than other locations along 30A. I would recommend having a rental car if staying in the area.
Condo was exactly as stated. Comfortable stay and easy to get in and out. Would stay again.
This was a beautiful, spacious condo 2 minute walk from the beach. It was clean and furnished so nice. We took our two girls in a wagon twice a day to the beach and it was quick and easy. The location was perfect for us. My favorite place was the porch. You can see a patch of the beach water through the trees and the buildings and palm trees are picture perfect. Also at night the porch is so peaceful and you can see all of the stars. We always like to try somewhere new, but we are really considering on booking here again for our next beach trip.
The description of this place isn’t totally accurate but it is a good place to stay and close to beach access and coffee shops. Overall good experience. Would recommend.

My family and I really enjoyed our stay with Liv vacations. Just a 3 min walk to the beach and overall location was great! Blue mountain bakery and ice cream shop also very close. We do plan on staying here again if we come back sometime:)

This was a nice place, a very easy walk to the ocean and several restaurants (Blue Mountain Bakery is excellent). The interior is very clean and well decorated. There is a lot of nice outdoor balcony space, although it's shared amongst 4 units. I liked that the fridge had a water dispenser and the bedding was soft and comfortable. Would have been ideal for just a couple but probably would prefer something with more amenities for young kids.
The location of this place is amazing. Beach access is literally down the street (only a 2-3 minute walk) and what an amazing beach it is. We mainly came to this laid back part of town for the beach and it truly did not disappoint (with the exception of many double red flags days which has nothing to do with rental but everything to do with Mother Nature). Met many locals who were super sweet and friendly which is always an added bonus.
Walking distance to many local eateries and our personal favs: Blue Mountain Bakery and Blue mountain Creamery. Short drives to Grayton Beach State Park, Seaside (where The Truman Show was filmed) and other cute areas off 30A. Although we didn’t rent bikes, this area is super bike friendly and a half block off The Timpochee Trail (https://www.visitsouthwalton.com/blog/a-guide-to-the-timpoochee-trail/).
The communication with hosts was exceptional with extremely fast responses. Check-in and out were simple and easy. I believe this location is a great value for where you are located. Beds were comfortable with the exception of pull out, (would only suggest young kids sleep on this as mattress is extremely thin and you can feel springs through it). As per the description, this rental does not supply beach going amenities however you are very close to several places that do sell these items. We even took a short drive to the local Goodwill and got things we needed too.
All in all this place worked out well for our family of 5. The hosts seem dedicated to ensure your stay is everything you expected.
Place was very cozy, beautiful, clean, great condition and location was amazing. We walked 4 min to beautiful Blue Mountain Beach, had evening strolls to the yummy ice cream hot spot and Red Fish Taco restaurant less than 10 min walking.
Kitchen had all all the needed utensils, china, pots and pans needed for great cooking. Just plan to bring or buy spices, oil, etc.
As for beach chairs/ umbrella are not included apartment but easily rented at the beach or bought around the corner stores.
Dryer had issues, but host company offered to get our clothes laundered while they scheduled the fix, and brought us extra towels for the family.
With that said, we had an amazing time and loved the place, and would come back next season, and totally recommend this place to other families and friends.
Great location! Walk to the beach, restaurants, ice cream shop! The house is spacious and clean with a very nice, updated kitchen. Only recommendation is to replace the full sized mattresses, not very comfortable. Other than that we were very happy to be there and had a wonderful time! Thank you Liv!
We had a very nice stay at this property. It was clean and the beds were very comfortable. When I had questions regarding the property etc.. they were very good about getting right back to me. We will definitely stay here again.
This property was extremely convenient to the beach and centrally located to other places we were visiting in the area. The property management was very helpful. The only thing that I would mention as a negative, is that they only provide 2 rolls of toilet paper per bathroom, 1 roll of paper towels, 2 trash can liners and 2 dishwasher pods. I found it annoying that we had to go purchase those items just to get through the stay.
Can’t recommend this place enough, I had a wonderful stay here! The beach is a 2 min walk away and the neighborhood is really beautiful and peaceful. The condo is only a 10-15 min drive from parks and restaurants along 30A. Liv was a pleasure to stay with, this place is perfect for a solo trip or a family getaway. Will definitely be staying here again!

Loved the property! It was clean, beautiful and just as described. We would love to visit this area again and if we did would absolutely stay in this condo again. It had everything we needed, including plenty of space and in a great location.
We really enjoyed our stay! The beach is a about a 3-5 minute walk which was nice. Everything was clean, stylish, and welcoming. The balcony off the downstairs and master bedroom are a great added touch. We would definitely stay here again!

This house is at a great location... it's a short walk to a public beach, so you don't have to drive! We loved the porch with the ocean view. It's clean and great for a group, but prepare to buy some toilet paper, paper towels, salt and pepper, etc. It doesn't come stocked with much, but it's a great option for the price!
Excellent stay. It is right down from the beach. A quick walk/bike ride to everything. We rent chairs with umbrellas at the beach this saves having to find a spot. My husband and 2 teens loved the home. The rooms are large and well decorated. The entire home is spotless. We were able to cook our meals in the very well stocked with cooking & baking ware kitchen. Don’t forget to order or bring spices, trash bags (2 are supplied), ziplock bags, extra laundry detergent etc. I had Publix deliver groceries so within a hour of arriving we had the house stocked. This was so nice for us not to have to worry about anything. When we wanted to go out everything was close. We could go to Seaside & Watercolor for shopping & food trucks but get away from that craziness at our peaceful Blue Mountain home. We will be back in the fall. I think this was my favorite Mother’s Day ever.

This property was a 3-4 min walk from the beach! It is located near many restaurants, several within walking distance! Highly recommend renting bicycles-we rode to seaside and gulf place several times!

We enjoyed our stay in this beautiful home. The beds were very comfortable and the kitchen had everything that we needed, including a water and ice dispenser on the refrigerator. Blue Mountain Beach was busy but we really enjoyed the beach at Grayton State Park that is very close and also drove to St Andrews State Park twice. It would be nice if this unit had a couple of beach chairs. Overall we would recommend this home.
We had a great experience. Staff was quick to respond to inquiries and I was even able to extend the stay my one night with no hassle. We had a water leak and the staff took care of it quickly and without putting any strain on us as guests.
