Deeded beach access and trolley service offers the exclusivity travelers love when visiting the Village of South Walton.*
The Village Towne Centre features unique boutique kiosks designed to provide a full array of activities and items which maximize leisure for all beachgoers. Bike or walk to the area's famous Rosemary Beach or Alys Beach, both of which surround the Village of South Walton.
*Trolley service unavailable Nov 1 through Feb 28/29; If you are renting dates from March 1 to October 31 it is HIGHLY recommended that you secure beach chair service through Seacrest's exclusive vendor, La Dolce Vita, soon after booking to ensure you have reserved space on the beach. On their site, select 30A South Walton then select The Villas at Sunset Beach and Seacrest Beach (your beach is Seacrest). They will request our address to reserve your chairs which will be found on your rental agreement after booking. We do not provide beach chairs or other beach gear as we cannot guarantee space on this private beach.
INTERNET DISCLAIMER: All of our properties are equipped with the fastest internet service provided within their respective areas, and we utilize routers which allow us to monitor their status remotely. In the event internet service is intermittent or completely lost and the issue is determined to be caused by the service provider, there is simply nothing we can do besides wait for service to be restored and forward you updates directly from the service provider. There will be no compensation to guests in the event internet service is intermittent or completely lost due to the service provider. If you are traveling for business and internet makes or breaks your visit, we recommend that you bring your own hotspot.

Cancellation Policy
Cancellations and changes must be made in writing and submitted via email to info@liv-vacations.com. Guest is responsible for confirming Liv Vacations has received cancellation notice.
1. You may cancel with a refund of any deposits paid, less 3% merchant processing fee, on or before 60 days prior to arrival date.
2. Any cancellation made between 59-31 days prior to arrival will receive a refund of 50% of any deposits paid.
3. Reservations cancelled 30 days or less prior to arrival date will receive a refund of only the cleaning fee.
4. No changes can be made to a reservation within 48 hours of arrival date.
Liv Vacations recommends all guests to purchase travel insurance such as Generali Travel Protection at the time of booking. Guest understands that neglect of this recommendation does not warrant any exception to existing cancellation policies. Guest acknowledges they are aware travel insurance exists.
PANDEMIC CANCELLATION POLICY
In the event you wish to cancel your reservation due to personal concerns over a pandemic, Liv Vacations has the following two options available for guests who want their deposits refunded:
1. Liv Vacations will refund any and all monies associated with your stay only if your reservation date occurs during a period of time expressly decreed by an executive order, ordinance, or law closing short-term rental properties from being occupied by guests.
2. Liv Vacations will not be obligated to refund your deposit if you personally decide to cancel your reservation without any interference from a governmental decree, ordinance, or law. However, Liv Vacations will review all requests for refunded deposits by its guest on a situation by situation basis.
TROPICAL WEATHER CANCELLATION POLICY
In the event there is tropical weather, including but not limited to Tropical Disturbances, Tropical or Sub-Tropical Cyclones, Tropical Depressions, Tropical Storms, or Hurricanes present in the Atlantic, Caribbean Sea, or Gulf of Mexico at the time of your reservation and you wish to cancel ahead of an unverified storm trajectory, the Standard Cancellation Policy will apply with the following addenda:
1. Cancellations with refunds of unused nights are issued only in the event of a mandatory evacuation.
2. Since hurricane season is nationally recognized every year from June through November, it is a great idea to secure travel insurance when traveling to our area during that time.
3. No decisions will be made on our end unless a storm warranting a mandatory evacuation is imminent, as confirmed by our local government officials.
Guests are provided multiple courtesy reminders to purchase travel insurance at the time of booking. Liv Vacations will not be liable for Guest's decision to decline travel insurance, and existing cancellation policies will not be altered in the event the Guest waited too long to obtain travel insurance.
Deposit Policy
At the time of booking, 50% of the total price will be charged to the credit card provided. 35 days prior to arrival, the remaining balance will be charged. If the booking is created within 35 days of the arrival, the full total will be due and charged.

Clean place, great surroundings, and easy walk to the beach! Great stay!
Nice place! Clean with cold AC. Super close to Rosemary Beach and Alys Beach. Definitely rent bikes, we got them from the place in the little courtyard out front. Tons of places to eat adn drink nearby. Other reviews mention that you hear the door that serves all the units on that floor, definitely true, but either there's not many people coming in and out late at night, or we were sleeping so soundly that we didn't notice. Would absolutely stay here again.

I enjoyed my stay. Place was as described. Good communication from host would definitely recommend.
Overall, location was great, within walking distance of rosemary and Alys, easily accessible, room was clean and described just as is. Only downfall is the unit is right next to the entrance and the door slams shut every time someone uses it (which is very frequent). It slams so hard that the room would shake and startled us almost every time - definitely don’t recommend if you are a light sleeper/have a child with you. Also, no fault to the owner but I don’t totally recommend the location during the spring break time period, especially if you don’t have kids. Very loud, VERY crowded and very obnoxious.
Nice little studio condo about 7-10 mins walking distance to the beach, and next to several restaurants walking distance too. Great fit for a couple or single person. The host is responsive and the place was clean.
I can’t say enough good things about this company! We had a situation occur during our stay which they handled with grace and understanding. Their communication was great and the place was very centrally located within walking distance to restaurants and the beach. We also rented bikes from
Peddlers right out front and biked to Alys. We will be booking with them for our next stay and you should too!
The unit was wonderful! We found it very easily. One thing that was missing was a trash can. There were no decent sized ones in the unit besides the bathroom one. The fridge did not smell good and we had to air it out before use. All in all, we had a wonderful stay! Super comfy bed too. The buildings themselves were dirty and the halls filled with trash. We know that’s not the hosts fault but we definitely noticed the uncleanliness. Because there’s no trash cans, the one trash can on the first floor was piling with junk daily. We enjoyed our stay! Thank you!
This place was very clean and in a great location. It is perfect for two. It was less than a five minute walk to Rosemary beach. There is shopping and restaurants all nearby. The beach access is very easy to get to. The pool is nice also. Would definitely stay here again!

The room lets in a lot of light (there are no room darkening curtains), and the exterior door that lets you into the hallway is located adjacent to the room, when it shuts it is very loud and shakes the bed. So if you like a quite, dark room to sleep in on your vacay, this is NOT the place for you. We were awakened every morning around 7-7:30 am with multiple door slams. The room itself is very nice and the location is great, but don’t rent if you like to sleep in.
This is in a great spot with a perfect size room for two. In the heart of the village just past rosemary beach (steps actually) and about 10 minutes from The Hub.
Live music every night and close to a lot of local shopping and restaurants.
If your wanting to get off 30A for the day Panama Pier park is just a 15-20 min drive and we’ll worth it!
Great option for a place close to Rosemary but out of the main hustle and bustle. The beach is a little bit of a hike but very doable. Property is definitely conveniently walkable to all the shopping/food in Rosemary, Seacrest and Alys beach. It’s also just a short drive/doable bike ride to seaside and water color.
Love this place it was very well keep. It had a lot of places to eat and shop in the complex. It was an awesome place to walk or ride bicycles to some other little places to eat and shop at. We will definitely go back to this location. Loved our stay! Staff was great too

Great little unit in a fantastic location (Seacrest) - close to Rosemary and Alys Beach. The unit is very nice with key essentials provided. Second floor. The window faces the back but even with parking in the back we did not hear street noise. Unit was clean, bed was comfortable. Property manager was very responsive to communications.
You can walk to the beach, but the shuttle is a handy way to get there / not a long wait and very nice drivers. Restaurants/shops all right there. Easy walk to Rosemary Beach area. Overall, a great stay.
Only concerns - there was some dark mold evident where the bathroom ceiling meets the wall (above the sink mirror). Not a large area. After seeing more evidence of the same looking mold in the hallway on the ceiling before entering the unit - makes you wonder if an upstairs unit had a water issue at some point in the past that was never cleaned up properly and thoroughly. I mention in my review to the property manager so hopefully this will be looked into.
