DISCLOSURE: This is an interior unit which means you will access it from within a hallway. The two windows pictured face an exterior breezeway, reducing the amount of natural light within the unit. Guests have the option of ample soft white and daylight lighting to control the lighting within the interior.

Deeded beach access and trolley service offers the exclusivity travelers love when visiting the Village of South Walton.*
The Village Towne Centre features unique boutique kiosks designed to provide a full array of activities and items which maximize leisure for all beachgoers. Bike or walk to the area's famous Rosemary Beach or Alys Beach, both of which surround the Village of South Walton.
*Trolley service unavailable Nov 1 through Feb 28/29. If you are renting dates from March 1 to October 31 it is HIGHLY recommended that you secure beach chair service through Seacrest's exclusive vendor, La Dolce Vita, soon after booking to ensure you have reserved space on the beach. On their site, select 30A South Walton then select The Villas at Sunset Beach and Seacrest Beach (your beach is Seacrest). They will request our address to reserve your chairs which will be found on your rental agreement after booking. We do not provide beach chairs or other beach gear as we cannot guarantee space on this private beach.
INTERNET DISCLAIMER: All of our properties are equipped with the fastest internet service provided within their respective areas, and we utilize routers which allow us to monitor their status remotely. In the event internet service is intermittent or completely lost and the issue is determined to be caused by the service provider, there is simply nothing we can do besides wait for service to be restored and forward you updates directly from the service provider. There will be no compensation to guests in the event internet service is intermittent or completely lost due to the service provider. If you are traveling for business and internet makes or breaks your visit, we recommend that you bring your own hotspot.

Cancellation Policy
Cancellations and changes must be made in writing and submitted via email to info@liv-vacations.com. Guest is responsible for confirming Liv Vacations has received cancellation notice.
1. You may cancel with a refund of any deposits paid, less 3% merchant processing fee, on or before 60 days prior to arrival date.
2. Any cancellation made between 59-31 days prior to arrival will receive a refund of 50% of any deposits paid.
3. Reservations cancelled 30 days or less prior to arrival date will receive a refund of only the cleaning fee.
4. No changes can be made to a reservation within 48 hours of arrival date.
Liv Vacations recommends all guests to purchase travel insurance such as Generali Travel Protection at the time of booking. Guest understands that neglect of this recommendation does not warrant any exception to existing cancellation policies. Guest acknowledges they are aware travel insurance exists.
PANDEMIC CANCELLATION POLICY
In the event you wish to cancel your reservation due to personal concerns over a pandemic, Liv Vacations has the following two options available for guests who want their deposits refunded:
1. Liv Vacations will refund any and all monies associated with your stay only if your reservation date occurs during a period of time expressly decreed by an executive order, ordinance, or law closing short-term rental properties from being occupied by guests.
2. Liv Vacations will not be obligated to refund your deposit if you personally decide to cancel your reservation without any interference from a governmental decree, ordinance, or law. However, Liv Vacations will review all requests for refunded deposits by its guest on a situation by situation basis.
TROPICAL WEATHER CANCELLATION POLICY
In the event there is tropical weather, including but not limited to Tropical Disturbances, Tropical or Sub-Tropical Cyclones, Tropical Depressions, Tropical Storms, or Hurricanes present in the Atlantic, Caribbean Sea, or Gulf of Mexico at the time of your reservation and you wish to cancel ahead of an unverified storm trajectory, the Standard Cancellation Policy will apply with the following addenda:
1. Cancellations with refunds of unused nights are issued only in the event of a mandatory evacuation.
2. Since hurricane season is nationally recognized every year from June through November, it is a great idea to secure travel insurance when traveling to our area during that time.
3. No decisions will be made on our end unless a storm warranting a mandatory evacuation is imminent, as confirmed by our local government officials.
Guests are provided multiple courtesy reminders to purchase travel insurance at the time of booking. Liv Vacations will not be liable for Guest's decision to decline travel insurance, and existing cancellation policies will not be altered in the event the Guest waited too long to obtain travel insurance.
Deposit Policy
At the time of booking, 50% of the total price will be charged to the credit card provided. 35 days prior to arrival, the remaining balance will be charged. If the booking is created within 35 days of the arrival, the full total will be due and charged.

Great condo to stay in for the weekend. Description was very accurate. Just was a little hard to find at first but instructions were on point. Beach access provided was the busiest beach of all the private beaches so be prepared to go early to get a spot or to book chairs and an umbrella with the provided information. Host was very responsive and accommodated us having a later checkout time than previously agreed upon. It was a very quiet and peaceful stay!! Would defiantly stay again.

I had a quick girls’ trip with my very best friend. Since it was just the 2 of us, we decided on a studio right in the middle of Seacrest/Rosemary. It was amazing! Very clean & cozy. The proximity to restaurants was perfect. We even biked to the Hub. The beach access was a quick bike ride up the road where we locked up our bikes & walked across the street to the entrance in the gated community. It was beautiful. Everything about this quick trip was perfect. Thanks for making our stay so cozy!

Property was great and in a perfect location - right in between Rosemary and Alys. This condo is showing some age, but overall was in good shape. Only complaint is the hot water heater - it was impossible to take two consecutive showers without running out of hot water.

My daughter and I stayed here for fall break, and has a wonderful time! The communication with property owner was exceptional! The only feedback I have for others staying is there isn’t a freezer, so plan food accordingly. Ice is a commodity, so plan on buying ice!
The room was so cute. Everything was as pictured for the condo and the beach was an easy walk. Plus so many food options just in the one location. We had such a good time at our stay here!

Beautiful condo and excellent location. Only con: We were charged extra for dirty linens- part of the charges were warranted however part were not. There was makeup left on 2 towels, which we were charged for. I suggest launder your linens prior to departure to avoid excessive charges.

LOCATION!!!
You cannot beat the location of this studio. We were in easy walking distance of the beach, the surrounding Rosemary & Alys beaches, and Seacrest itself. We also rented bikes one day from the main plaza thing below the studio.
Nothing but good to say, great communication, they gave us ideas of where to eat when asked, the space was absolutely beautiful & light filled (even if it was “artificial” due to the studio being placed where it was in the building), so much to do in the surrounding area too. Absolutely loved wondering through the residential areas-so many beautiful houses. Also, we highly recommend Pizza by the Sea right below all of the apartments, and the Summer Kitchen Cafe in Rosemary.
We will absolutely be back! Book now, you won’t regret it!

Great place to stay, brought the bikes but didn’t need them to get to beach since it’s a short walk, hate that the weather was rainy but had plenty of others actives and shops to see nearby. Pool area nice and easy access just keep your armbands with you, parking can be tight at checkin time so you may have to wait till dinner time to get a good spot but I was always able to park on the property with all the spring breakers in the area.

We loved the location of this property. Wish it had windows to see outside but that’s the only downfall.
Their place was absolutely top notch. From customer service to the location, everything was great. The room is very clean and well kept. The location could not be better. We rented bikes to get around and barely even drove at all. The beach is very close and easy to get to and the restaurants all around are perfect. We will absolutely be staying here again!

Sometimes when you stay at a rental that is managed by a property management company, it's really easy to feel like a commodity as the renter once you have paid. But Liv was the exact opposite, being able to engage with them via text, phone and email was a flexibility dream. I literally texted and called for all of our arrangements and inquires! The space was the perfect bang for the buck, it was overly nice for the price point. The king bed was high and plush just like you want. The couch had a pull-out cushion that married with the chaise and ended up about the size of a full bed. Could've easily done two kids on it or another couple if you weren't looking for privacy. We actually left it pulled out the entire stay because it was like a day bed when watching the tv. We used the wine fridge for keeping our leftovers cool for snacks. The location was great, a quick 5 min walk to Barrett Square in Rosemary Beach with food and boutique shopping. Easy driving to and from all the places we wanted to go. We spent hours each day just walking around Rosemary Beach. It did have beach gear we didn't use any of that, we also didn't use the pool (the ocean is literally across the street). Parking at the complex was easy each day. It felt like a very recently newly remodeled unit, not a negative but just come with some quirks that will go away, once it gets lived in more. That lived-in feeling is my personal aesthetic for rentals it. Like for example, there were no hangers in the closet, nothing to rest a suitcase on or the big woven blanket was shedding fibers everywhere because it was new. The only thing I would add to this space is a console moment or desk under the tv. So that there would've been a proper place to sit down at a computer for work or looking at which beach to go to next.

This studio was perfect for just the two of us on our honeymoon. So cute and clean! King size bed that felt like sleeping on clouds after spending all day at the beach. Great size TV. Pool access and bike rental right outside your door. Literally 8 minute walk from the beach, even with us carrying our chairs and cooler the walk wasn’t bad at all. 2 min walk from all the beautiful sights to see at Rosemary beach and other neighboring beach’s. Close to many restaurants and Publix grocery store. The owners checked on us all weekend and very sweet. We really enjoyed our stay and would totally come back again!
