Cancellation Policy
Cancellations and changes must be made in writing and submitted via email to info@liv-vacations.com. Guest is responsible for confirming Liv Vacations has received cancellation notice.
1. You may cancel with a refund of any deposits paid, less 3% merchant processing fee, on or before 60 days prior to arrival date.
2. Any cancellation made between 59-31 days prior to arrival will receive a refund of 50% of any deposits paid.
3. Reservations cancelled 30 days or less prior to arrival date will receive a refund of only the cleaning fee.
4. No changes can be made to a reservation within 48 hours of arrival date.
Liv Vacations recommends all guests to purchase travel insurance such as Generali Travel Protection at the time of booking. Guest understands that neglect of this recommendation does not warrant any exception to existing cancellation policies. Guest acknowledges they are aware travel insurance exists.
PANDEMIC CANCELLATION POLICY
In the event you wish to cancel your reservation due to personal concerns over a pandemic, Liv Vacations has the following two options available for guests who want their deposits refunded:
1. Liv Vacations will refund any and all monies associated with your stay only if your reservation date occurs during a period of time expressly decreed by an executive order, ordinance, or law closing short-term rental properties from being occupied by guests.
2. Liv Vacations will not be obligated to refund your deposit if you personally decide to cancel your reservation without any interference from a governmental decree, ordinance, or law. However, Liv Vacations will review all requests for refunded deposits by its guest on a situation by situation basis.
TROPICAL WEATHER CANCELLATION POLICY
In the event there is tropical weather, including but not limited to Tropical Disturbances, Tropical or Sub-Tropical Cyclones, Tropical Depressions, Tropical Storms, or Hurricanes present in the Atlantic, Caribbean Sea, or Gulf of Mexico at the time of your reservation and you wish to cancel ahead of an unverified storm trajectory, the Standard Cancellation Policy will apply with the following addenda:
1. Cancellations with refunds of unused nights are issued only in the event of a mandatory evacuation.
2. Since hurricane season is nationally recognized every year from June through November, it is a great idea to secure travel insurance when traveling to our area during that time.
3. No decisions will be made on our end unless a storm warranting a mandatory evacuation is imminent, as confirmed by our local government officials.
Guests are provided multiple courtesy reminders to purchase travel insurance at the time of booking. Liv Vacations will not be liable for Guest's decision to decline travel insurance, and existing cancellation policies will not be altered in the event the Guest waited too long to obtain travel insurance.
Deposit Policy
At the time of booking, 50% of the total price will be charged to the credit card provided. 35 days prior to arrival, the remaining balance will be charged. If the booking is created within 35 days of the arrival, the full total will be due and charged.

This is the perfect beach house! The view from the back deck almost looks fake it’s so pretty. It’s on a quiet section of the beach in between some larger condos. The house is small but laid out well!
The place itself was great. It was as advertised. I had only two gripes really. One, if someone like us who rented it for a week, Liv should supply more dishwasher pods and garbage bags and such. For those one or two day rental, that may be fine. For longer rentals, they should supply more. Secondly, although not their fault, having that construction going on next door and being woken up at 7:15am every morning (except on Sunday at least) really sucks and kills that vacation vibe. Liv did refund us a portion of our monies. Also to their defense, the remodel started after we booked, so they didn't know this was going to happen. They did offer a discount (monies back) of we kept our reservation, of which we did. The rental is in a nice spot, close to a lot of things and the beach is just steps away.

This property is exactly as advertised! The home itself, and the stretch of beach it's on is beautiful. It's small, but they make good use of the space. Very clean, with pretty, modern decor. The deck is large, and the view of the beach from the deck and living room/bedroom windows is better than the pictures show. The location of the home is on a great little stretch of beach between condos with other freestanding homes, so while the beach was super crowded down the beach in both directions, we had a ton of space to ourselves. The beach wagon and chairs are a nice amenity--just be sure and bring your own beach towels, as they are not provided. The amenities provided (shampoo, dish soap, paper towels, etc.) are similar to most large management companies in that they don't provide much, so plan to bring your own stuff and/or buy more while you're here. There isn't much storage in the main bedroom for clothing, and the bedrooms are quite small, but overall a great property.
Everything was beautiful
Absolutely perfect place! Walking distance from Pineapple Willy’s (popular hangout), but still had the beach privacy we desired on vacation. We will definitely be staying here next time we visit PCB.
Also, the decor is stunning! Gave us a few ideas for our own house!
Beautiful location with comfortable furnishings. Loved the outdoor deck and grill. The management company was the best. They proactively reached out to us to let us know we could check in a little early. We can’t wait to go back. Highly recommend!
Great setup with a huge deck practically on the beach. Cute bungalow with comfortable beds and deck furniture. Very clean and well equipped. Couple of small glitches quickly addressed. Both bathrooms are en suite and the second bathroom is quite tight. Need to bring all foodstuffs including coffee filters. Enjoy the easy access to the beach!
