Cancellation Policy
Cancellations and changes must be made in writing and submitted via email to info@liv-vacations.com. Guest is responsible for confirming Liv Vacations has received cancellation notice.
1. You may cancel with a refund of any deposits paid, less 3% merchant processing fee, on or before 60 days prior to arrival date.
2. Any cancellation made between 59-31 days prior to arrival will receive a refund of 50% of any deposits paid.
3. Reservations cancelled 30 days or less prior to arrival date will receive a refund of only the cleaning fee.
4. No changes can be made to a reservation within 48 hours of arrival date.
Liv Vacations recommends all guests to purchase travel insurance such as Generali Travel Protection at the time of booking. Guest understands that neglect of this recommendation does not warrant any exception to existing cancellation policies. Guest acknowledges they are aware travel insurance exists.
PANDEMIC CANCELLATION POLICY
In the event you wish to cancel your reservation due to personal concerns over a pandemic, Liv Vacations has the following two options available for guests who want their deposits refunded:
1. Liv Vacations will refund any and all monies associated with your stay only if your reservation date occurs during a period of time expressly decreed by an executive order, ordinance, or law closing short-term rental properties from being occupied by guests.
2. Liv Vacations will not be obligated to refund your deposit if you personally decide to cancel your reservation without any interference from a governmental decree, ordinance, or law. However, Liv Vacations will review all requests for refunded deposits by its guest on a situation by situation basis.
TROPICAL WEATHER CANCELLATION POLICY
In the event there is tropical weather, including but not limited to Tropical Disturbances, Tropical or Sub-Tropical Cyclones, Tropical Depressions, Tropical Storms, or Hurricanes present in the Atlantic, Caribbean Sea, or Gulf of Mexico at the time of your reservation and you wish to cancel ahead of an unverified storm trajectory, the Standard Cancellation Policy will apply with the following addenda:
1. Cancellations with refunds of unused nights are issued only in the event of a mandatory evacuation.
2. Since hurricane season is nationally recognized every year from June through November, it is a great idea to secure travel insurance when traveling to our area during that time.
3. No decisions will be made on our end unless a storm warranting a mandatory evacuation is imminent, as confirmed by our local government officials.
Guests are provided multiple courtesy reminders to purchase travel insurance at the time of booking. Liv Vacations will not be liable for Guest's decision to decline travel insurance, and existing cancellation policies will not be altered in the event the Guest waited too long to obtain travel insurance.
Deposit Policy
At the time of booking, 50% of the total price will be charged to the credit card provided. 35 days prior to arrival, the remaining balance will be charged. If the booking is created within 35 days of the arrival, the full total will be due and charged.

We would be honored to stay at this location again....everything was perfect for just the 2 of us! The jetted tub ~ who needs the hot tub ~ awesome! Can't say enough about location most everything we enjoyed was within walking distance. And our charter was just 15 min drive. The pool and bartenders we great and upbeat! Nan's Nest was very mood calming beach blue, warm and inviting.

Beautiful condo, perfect in every way. Fabulous views, great location as far as closeness to Walmart to grab your groceries, to walking to dinner/donuts/shopping. Beach is wonderful. Get to the beach early to go to the stand to reserve your beach chairs for the week, there is three rows of chair, earlier you get their the better chance to get first row chairs. Thank you for sharing your condo with us, we will be back next year but for 7 nights instead of 5! Wish we had more time for sure!

This property was exactly as described. Very tastefully decorated throughout. Check in process was wonderful as it was all electronic. We were even notified that our room was available earlier in the day than promised which was so nice. Only cons would be the elevators are very busy and wait times are sometimes long and the dryer takes a long time to dry items. I would definitely stay here again!!
Location and view were amazing!! You are right on the strip and could easily park and walk to several restaurants, ice cream shop so close to the beach! The condo had everything we needed! Pots, pans, fridge with ice maker, plenty of storage, washer/dryer in unit, large deck with 4 comfortable chairs. Our main concerns were the elevator waits were long- but it was Memorial Day wkd and If I’m being really picky- the bathroom was very small. We would definitely stay here again!
