Cancellation Policy
Cancellations and changes must be made in writing and submitted via email to info@liv-vacations.com. Guest is responsible for confirming Liv Vacations has received cancellation notice.
1. You may cancel with a refund of any deposits paid, less 3% merchant processing fee, on or before 60 days prior to arrival date.
2. Any cancellation made between 59-31 days prior to arrival will receive a refund of 50% of any deposits paid.
3. Reservations cancelled 30 days or less prior to arrival date will receive a refund of only the cleaning fee.
4. No changes can be made to a reservation within 48 hours of arrival date.
Liv Vacations recommends all guests to purchase travel insurance such as Generali Travel Protection at the time of booking. Guest understands that neglect of this recommendation does not warrant any exception to existing cancellation policies. Guest acknowledges they are aware travel insurance exists.
PANDEMIC CANCELLATION POLICY
In the event you wish to cancel your reservation due to personal concerns over a pandemic, Liv Vacations has the following two options available for guests who want their deposits refunded:
1. Liv Vacations will refund any and all monies associated with your stay only if your reservation date occurs during a period of time expressly decreed by an executive order, ordinance, or law closing short-term rental properties from being occupied by guests.
2. Liv Vacations will not be obligated to refund your deposit if you personally decide to cancel your reservation without any interference from a governmental decree, ordinance, or law. However, Liv Vacations will review all requests for refunded deposits by its guest on a situation by situation basis.
TROPICAL WEATHER CANCELLATION POLICY
In the event there is tropical weather, including but not limited to Tropical Disturbances, Tropical or Sub-Tropical Cyclones, Tropical Depressions, Tropical Storms, or Hurricanes present in the Atlantic, Caribbean Sea, or Gulf of Mexico at the time of your reservation and you wish to cancel ahead of an unverified storm trajectory, the Standard Cancellation Policy will apply with the following addenda:
1. Cancellations with refunds of unused nights are issued only in the event of a mandatory evacuation.
2. Since hurricane season is nationally recognized every year from June through November, it is a great idea to secure travel insurance when traveling to our area during that time.
3. No decisions will be made on our end unless a storm warranting a mandatory evacuation is imminent, as confirmed by our local government officials.
Guests are provided multiple courtesy reminders to purchase travel insurance at the time of booking. Liv Vacations will not be liable for Guest's decision to decline travel insurance, and existing cancellation policies will not be altered in the event the Guest waited too long to obtain travel insurance.
Deposit Policy
At the time of booking, 50% of the total price will be charged to the credit card provided. 35 days prior to arrival, the remaining balance will be charged. If the booking is created within 35 days of the arrival, the full total will be due and charged.

We took our kids and grandkids to Panama City Beach, we usually stay at the Calypso so i was a little hesitant. But i was greatly pleased with the Emerald Resort. There was something for everyone. I received a phone call as well as an email from the owner, Dustin. A situation came up with the property that he had ABSOLUTELY no knowledge of until the last minute, and really no control of. He accommodated us, which he had no obligation to do… and it just really spoke volumes to his character, customer service and respect of his guests.
I came down for my Bday with my daughter for a mother daughter trip and the property was spectacular. It was immaculate with beautiful comfortable furnishing…. and the views were amazing. There was nothing that I could have thought of that wasn’t provided. I couldn’t have asked for a better birthday and appreciate how responsive and thoughtful Dustin was. ANYTIME I come to PCB I will be staying here. I can’t imagine having a better experience anywhere else. Thanks so much again!!!!!

We really enjoyed our stay! The condo location was convenient to everywhere! We loved the karaoke in the sky bridge. We enjoyed how stocked the condo was. You didn’t need to bring anything. They had every cooking supplies you could need. They also had a closet full of beach toys and chairs! The beds were very comfortable and we also loved having several towels. One of our favorite things was the table on the balcony. We played cards nightly! Would definitely stay again!

This Condo is AMAZING! Everything is just like the pictures…super nice, well decorated, and clean! I can not say enough about our experience with this rental. From the bedrooms to the kitchen it had everything we needed. Also had a closet with beach chair and beach toys. The balcony was spacious and we enjoyed the view of the beach. Parking was safe in covered deck and to get to room you need to take elevator from parking deck to 3rd floor/pass sky bar and take stairs to left down one flight/ go through door on left to elevators up to room! Not hard like I read in some reviews! C-Level(Seafood/Steaks…Local recommended and Excellent!) Runaway Island (Fish, chicken Taco’s) Diego’s Mexican and Margarita’s) and Pineapple Willy’s (at sunset) are must restaurants

This condo is absolutely beautiful! We loved sitting on the balcony and listening to the waves. The view is so breathtaking. This has to be the most stocked condo I’ve ever been in! The kitchen had everything you could possibly need and more which was so great! There were extra blankets if we needed it and plenty of towels for the week. Everything was squeaky clean and we felt very safe. This condo was walking distance to everything we wanted to do and finding Ubers was just as easy if and when we needed them. We will definitely stay here again when we come back to Panama. Thank you!

The condo itself was nicely decorated, had great views, and had all the necessities (appliances, TVs, nice furniture etc.). The walk to the beach was easy and the fact that the condo came with beach service was a huge plus. Response time was minimal and they were able to let us in early, which I know is not always the case. The condo is perfectly located to do and eat around you without having to drive. The contact with the rental company was great! They text us letting us know that our room was available for early check-in and sent us a new room code via text. We got a very detailed email on how to access the parking garage and our condo. The condo itself was gorgeous and very clean! The room was exactly like the listing showed. There was a closet full of beach accessories available for us to use, which was great! The kitchen was fully stocked and everything appliance wise worked as it should! Overall, we absolutely loved our stay here and cannot wait to book our next vacation through Liv!

Wonderful, extremely clean condo. Very spacious master bedroom with a marvelous bay window with chair to read and take in all the great gulf views. Very spacious master bathroom with 2 separate sinks, separate shower, and spa tub. Fully equipped modern kitchen; coffee maker that can make a pot or single Keurig serving. Balcony wonderful and spent a lot of time out there We thoroughly enjoyed our 5-night stay. You won’t be sorry! Very easy beach access. Have already reserved our next trip.

Yet another successful Fall Break we had this past week. We as a family love this resort and have been coming all different times of the year for the past 6 years for a softball tournament. We love this resort and hope to be residents in about 10-15 years ourselves. The condo was ABSOLUTELY as advertised - and we NEVER had a single issue the entire week. I know there are times when things happen... but this condo was in great shape, decor was fabulous, and the location was perfect to watch sunsets each night. The property manager did check in with us at the time of checkin to make sure all was OK and if there was anything we needed.. they were available... but as I mentioned, we never had to contact them. I would definitely recommend to stay in this condo (unless we are already there)!

Amazing condo! Beautiful and clean. Just as described. Highly recommend. Property group amazing to deal with and always prompt to answer any questions. We had no issues at all and will consider this again for any future trips. A closet full of beach toys and chairs gave the 3 year old plenty to play with at the beach and extra seating for the adults. We had a tropical storm during our trip and the property group was willing to accommodate any changes we needed to make. Being on the end offered complete coverage from the rain and we didn’t have to deal with foot traffic in front of our room.

We had a wonderful stay at Bikinis and Martinis. The location is great. You are very close to Pier Park and within walking distance to several restaurants. The unit itself is decorated very nicely and was very clean. The kitchen was huge, not that we cooked anything during our stay. If we had wanted to, everything was there. There was a lot of storage space which we really liked since we had six people. There was also a closet full of floats and chairs and other toys. The view from the balcony was beautiful. We also liked the patio furniture. Overall, we greatly enjoyed our stay!

We found this gem and just had to make it our vacation. The place was even better than the pictures: clean, well stocked, beautiful view, and so convenient to everything. The owners made ‘checking in’ so easy by giving codes to park and enter. Never needed keys! 2 pods were left for laundry as well as dish washer. You get two condo chairs but there is extra beach chairs and toys in closet. We so enjoyed our stay and hope to come back!!!

This condo was absolutely everything! Loved the location, it was 1 mile to Pier Park, there was an excellent restaurant next door and a local steamer across the street. The condo was absolutely beautiful and exactly as shown in pictures. The view from the master bay window was absolutely stunning! We had everything we could have needed and more provided by the owners! There were additional beach chairs in the room, beach toys, a Keurig, a blender and all of the cooking utensils you could need and more. They really went above an beyond by providing a huge bag of ice, dish soap, hand soap, 2 laundry washing pods and fresh fruit left in the fruit bowl just to name a few. Complimentary beach chairs were a huge plus too! This is probably the nicest condo I’ve stayed in and I look forward to renting from them again in the future. Oh and we decided to stay an extra 2 nights and since no one was renting those nights they gave us a 50% discount.
