Deeded beach access and trolley service offers the exclusivity travelers love when visiting the Village of South Walton.*
The Village Towne Centre features unique boutique kiosks designed to provide a full array of activities and items which maximize leisure for all beachgoers. Bike or walk to the area's famous Rosemary Beach or Alys Beach, both of which surround the Village of South Walton.
*Trolley service unavailable Nov 1 through Feb 28/29. If you are renting dates from March 1 to October 31 it is HIGHLY recommended that you secure beach chair service through Seacrest's exclusive vendor, La Dolce Vita, soon after booking to ensure you have reserved space on the beach. On their site, select 30A South Walton then select The Villas at Sunset Beach and Seacrest Beach (your beach is Seacrest). They will request our address to reserve your chairs which will be found on your rental agreement after booking. We do not provide beach chairs or other beach gear as we cannot guarantee space on this private beach.
INTERNET DISCLAIMER: All of our properties are equipped with the fastest internet service provided within their respective areas, and we utilize routers which allow us to monitor their status remotely. In the event internet service is intermittent or completely lost and the issue is determined to be caused by the service provider, there is simply nothing we can do besides wait for service to be restored and forward you updates directly from the service provider. There will be no compensation to guests in the event internet service is intermittent or completely lost due to the service provider. Cancellation Policy
Cancellations and changes must be made in writing and submitted via email to info@liv-vacations.com. Guest is responsible for confirming Liv Vacations has received cancellation notice.
1. You may cancel with a refund of any deposits paid, less 3% merchant processing fee, on or before 60 days prior to arrival date.
2. Any cancellation made between 59-31 days prior to arrival will receive a refund of 50% of any deposits paid.
3. Reservations cancelled 30 days or less prior to arrival date will receive a refund of only the cleaning fee.
4. No changes can be made to a reservation within 48 hours of arrival date.
Liv Vacations recommends all guests to purchase travel insurance such as Generali Travel Protection at the time of booking. Guest understands that neglect of this recommendation does not warrant any exception to existing cancellation policies. Guest acknowledges they are aware travel insurance exists.
PANDEMIC CANCELLATION POLICY
In the event you wish to cancel your reservation due to personal concerns over a pandemic, Liv Vacations has the following two options available for guests who want their deposits refunded:
1. Liv Vacations will refund any and all monies associated with your stay only if your reservation date occurs during a period of time expressly decreed by an executive order, ordinance, or law closing short-term rental properties from being occupied by guests.
2. Liv Vacations will not be obligated to refund your deposit if you personally decide to cancel your reservation without any interference from a governmental decree, ordinance, or law. However, Liv Vacations will review all requests for refunded deposits by its guest on a situation by situation basis.
TROPICAL WEATHER CANCELLATION POLICY
In the event there is tropical weather, including but not limited to Tropical Disturbances, Tropical or Sub-Tropical Cyclones, Tropical Depressions, Tropical Storms, or Hurricanes present in the Atlantic, Caribbean Sea, or Gulf of Mexico at the time of your reservation and you wish to cancel ahead of an unverified storm trajectory, the Standard Cancellation Policy will apply with the following addenda:
1. Cancellations with refunds of unused nights are issued only in the event of a mandatory evacuation.
2. Since hurricane season is nationally recognized every year from June through November, it is a great idea to secure travel insurance when traveling to our area during that time.
3. No decisions will be made on our end unless a storm warranting a mandatory evacuation is imminent, as confirmed by our local government officials.
Guests are provided multiple courtesy reminders to purchase travel insurance at the time of booking. Liv Vacations will not be liable for Guest's decision to decline travel insurance, and existing cancellation policies will not be altered in the event the Guest waited too long to obtain travel insurance.
Deposit Policy
At the time of booking, 50% of the total price will be charged to the credit card provided. 35 days prior to arrival, the remaining balance will be charged. If the booking is created within 35 days of the arrival, the full total will be due and charged.

The place is exactly as listed in the description. We had a wonderful time during our visit! The place was small, but worked great for 2 people. The location is centrally located - you can easily walk or bike around town. Would highly recommend this stay!
This place was great! It's a short walk from Rosemary Beach and surrounding shops, has a tram that will shuttle you over to beach access (or you can make the 10 minute walk yourself), and has plenty of food and drink options directly downstairs. There's two pools directly outside and the place is super peaceful. Very relaxing place to visit!
Great walkable spot! Be ware of high season tourists if you're looking for something more local and chill. But the space was great!!

Clean, comfortable, and great location!! We would definitely stay at Liv’s place again. However, the complex had TONS of teenagers roaming the property at night and causing noise. Not Liv’s fault, but something to consider if you’re looking for a quiet getaway.
Such a great location, if it’s your first time here it’s right by everything and has a tram for the beach. Everything is in walking distance.

My husband and I absolutely loved our stay at Liv’s place. The location was wonderful for a quick walk to restaurants and the beach. We only rented chairs for one day so it was nice there was chairs left for us to use. The bed was extremely comfortable, great size room for 2 people, and the on-site washer/dryer was nice. Would rebook again!

We had the perfect vacation here! We love the Village of SoWal! The room was very clean with the most comfortable bed! Stayed here with our 1 year old and had a blast at the pool right downstairs. So convenient to everything will definitely stay here again and recommend to everyone!
Great location and such a cute place, perfect for two. Aside from a couple of minor miscommunications, the stay was great. Please note, Seacrest beach does NOT allow guests to bring wagons (and I’m not sure that the host knew either). We loaded up our wagon and got there, only to be asked to go back and return without the wagon.

Great location to Rosemary beach. You have wrist bands that get you in the pool and beach access. You have to walk about 5-7 min to get to the beach. The public beach is kind of a tight spot - or you could rent an umbrella/chairs. We ate our first night at LaCo right below and the food was great. Highly recommend the guac. Easy access to bikes also! Overall a great one bedroom getaway

With this listing you get access to the beach which is a 5 min walk. I recommend renting chairs. You can bring your own, but you will be behind 2 rows of rentals.
This apartment was a great pick for my recent beach trip. I was only in town for three days, so the central location was key, and I was able to go between the Rosemary, Seacrest and Alys Beach areas quickly. I didn’t really spend much time indoors, but the bed was super comfy. I appreciated the mini shampoo, conditioner, soap and lotion, but if you’re staying for more than three days, you’ll probably need to bring extras. It was a good amount of space for a solo traveler or couple. Very well decorated, too!

This was the perfect rental for our weekend getaway. The location was great right next to Rosemary and minutes from Alys. The only undesirable aspect to this airbnb is the thin walls, and the crack at the top of the exterior door allowing more sound in. Could hear every person around, any time of day or night. However, overall was a great spot for the weekend!

This is the perfect studio for 2 people. It’s conveniently located to shops and restaurants, quick 3 min walk to Rosemary Beach, and you get private beach access to Seacrest Beach. Very clean and decorated cute. Host was very communicative and helpful.

We just returned from our four-night stay here! It was very pleasant. All the amenities we needed were provided and the room was very clean & beautiful! Loved the aesthetic of the decor.
You cannot beat the proximity to all the shops and restaurants below at Peddlers Pavilion. The walk to the beach was not too bad but having the tram as an option was fantastic. We also enjoyed the close proximity to Rosemary Beach and all they had to offer there as well.
Liv was quick to address any questions we had and communication was very smooth. We felt comfortable and pleased with our whole experience.
My boyfriend and I absolutely loved staying here! It was a bigger space than expected and the condominium had everything we needed (convenience store, tap room, live music, Latin food, etc,) all in the same area!
We also bought two chairs to leave in the unit for future tenants, so enjoy our tie dye chairs!❤️
a great stay! Parking can be sticky & the private beach is .3 mile walk/ride and can be really crowded. We preferred the super short drive to Inlet Beach.
But the condo is perfectly located for Seacrest shops & restaurants as well as walking to all things in Rosemary.
Communication was superb - from booking to check out, anytime I had a question or need, the response was almost immediate.

The dehumidifier in the unit along with the comfy bed made our stay incredibly comfortable. Will definitely recommend!!
The pictures are exactly what the room looks like! Very quaint but perfect for my husband and I. The only thing we would have preferred would have been a designated parking space since there are a lot of shops and restaurants that utilize the same parking area. Overall a great location and perfect space! 10/10 would recommend!

We would suggest getting blackout curtains as the lights on the outside hallway are super bright and light up the whole room at night. We had to hang towels and over the curtain rod which helped a little. Other than that, super comfy bed, cute room and awesome location! Definitely recommend.

A very comfortable stay for two people. The condo is centrally located between Rosemary and Aly’s beach with east walking or biking across to anything you might need. Communication and checking in and out were very simply. Would return here in the future!
A great value for what you get! This area is right between Rosemary Beach and Alys Beach, so there is a lot to see and do. The Villages has a good pool area and easy access to shops and restaurants. The beach does tend to get crowded, but is an otherwise easy bike ride away.
The actual room was exactly what we needed. There is a little kitchenette with a mini fridge as well as a microwave and Keurig (pods not provided). Not luxurious by any means, but clean and functional. Liv has all needed amenities and is very communicative. The only slight issue that we had is that the windows look out into an open air hallway (most rooms in the Villages do) so we couldn’t really keep our windows open. There is also a little gap above the doorway, so sometimes noises outside are a little loud.
Overall, this is a great place for a couple who is looking for easy access to 30A without the 30A price tag. 10/10 would stay again!
