Cancellation Policy
Cancellations and changes must be made in writing and submitted via email to info@liv-vacations.com. Guest is responsible for confirming Liv Vacations has received cancellation notice.
1. You may cancel with a refund of any deposits paid, less 3% merchant processing fee, on or before 60 days prior to arrival date.
2. Any cancellation made between 59-31 days prior to arrival will receive a refund of 50% of any deposits paid.
3. Reservations cancelled 30 days or less prior to arrival date will receive a refund of only the cleaning fee.
4. No changes can be made to a reservation within 48 hours of arrival date.
Liv Vacations recommends all guests to purchase travel insurance such as Generali Travel Protection at the time of booking. Guest understands that neglect of this recommendation does not warrant any exception to existing cancellation policies. Guest acknowledges they are aware travel insurance exists.
PANDEMIC CANCELLATION POLICY
In the event you wish to cancel your reservation due to personal concerns over a pandemic, Liv Vacations has the following two options available for guests who want their deposits refunded:
1. Liv Vacations will refund any and all monies associated with your stay only if your reservation date occurs during a period of time expressly decreed by an executive order, ordinance, or law closing short-term rental properties from being occupied by guests.
2. Liv Vacations will not be obligated to refund your deposit if you personally decide to cancel your reservation without any interference from a governmental decree, ordinance, or law. However, Liv Vacations will review all requests for refunded deposits by its guest on a situation by situation basis.
TROPICAL WEATHER CANCELLATION POLICY
In the event there is tropical weather, including but not limited to Tropical Disturbances, Tropical or Sub-Tropical Cyclones, Tropical Depressions, Tropical Storms, or Hurricanes present in the Atlantic, Caribbean Sea, or Gulf of Mexico at the time of your reservation and you wish to cancel ahead of an unverified storm trajectory, the Standard Cancellation Policy will apply with the following addenda:
1. Cancellations with refunds of unused nights are issued only in the event of a mandatory evacuation.
2. Since hurricane season is nationally recognized every year from June through November, it is a great idea to secure travel insurance when traveling to our area during that time.
3. No decisions will be made on our end unless a storm warranting a mandatory evacuation is imminent, as confirmed by our local government officials.
Guests are provided multiple courtesy reminders to purchase travel insurance at the time of booking. Liv Vacations will not be liable for Guest's decision to decline travel insurance, and existing cancellation policies will not be altered in the event the Guest waited too long to obtain travel insurance.
Deposit Policy
At the time of booking, 50% of the total price will be charged to the credit card provided. 35 days prior to arrival, the remaining balance will be charged. If the booking is created within 35 days of the arrival, the full total will be due and charged.

Great location
A perfect place to getaway for a couple. Our first time to the area. We enjoyed exploring. Lovely walk to the beach and up the street to Blue Mountain Bakery. The beach has such beautiful sand and nice waves for the gulf!
Loved it. Close to everything. And extra bonus…the amazing weather! Just what we needed for a quickie beach get away. Thank you!
Liz Vacations — THANK YOU! This was such a wonderful stay! It’s the perfect place if you’re alone or you have 1-2 friends or family members. You can walk right to the beach very easily, go get some ice cream, some delicious food at Cowgirl Kitchen, and visit “For the health of it” and “blue mountain bakery” which are two of my favorite places in 30A!
I’m already looking to come back in a few months if it’s available!

Our second time staying here! Great for a couple with a toddler. The unit was clean and bigger then expected. The outside area was great for the rain times! A few mins walk to the beach. Easy access to the beach with some stairs. Walking distance to a easy breakfast spot, Blue Mountain Bakery.
This property was great for my husband and I. The check in process was easy. Very good communication. We will definitely stay here again because it was very convenient to the beach. We walked to the beach and it only took about 4 min . We loved how clean the property was. Everything was a perfect 5. We will definitely be bringing our kids back to stay with us. What we loved most was the convenience to everything. We enjoyed this property very much. Thanks again.

This was an excellent stay. It was beautiful, well described, super clean, and in a great location. It was exactly like the pics and we would definitely stay there again. The communication with the host was clear, responsive and friendly. Plenty of eating choices and the emerald coast water within a 5 minute walk!! It’s a gem!!
Excellent stay with fantastic communication from host. You won’t regret booking here! Easy 5 minute walk to beach and chair rentals right at beach access. Walking distance to several restaurants, coffee shops and ice cream. The air bnb itself was beautifully decorated, clean and felt exactly like home to us! We look forward to staying here again! We stayed for 7 days, had a great stay. Nice quiet area, 5 minute walk to the beach, nice little ice cream shop that was walking distance also. Check in was super simple, we would definitely stay here again.

This place was great. Felt very homey, was a short walk to the beach, and had easy parking if you have 2 cars or fewer. The furniture and amenities were all great, and the shared back patio was a great place to hang out and enjoy the mornings and evenings. We did deal with some drain flies in the bathroom (very common on the gulf coast), which was our only complaint, but it was only a minor inconvenience. Will definitely try and stay here again when we return to 30A!

Just right! Clean and everything we needed. Close to beautiful beach and blue mountain community. Lots of windows and yet private. Personal at your door parking. Water, stove, washer & dryer, coffee pot, refrigerator all like new. AC and heat, dehumidifier all top notch. Comfortable beds. Nice rear patio area was enjoyable for breakfast and any mealtime.

We arrived in the area much earlier than the check-in time, and the host was kind enough to allow us to check-in 2 hours early! It was greatly appreciated after a long day of travel. They were very easy to communicate with when we had questions, and the stay itself was wonderful! It was a peaceful place to rest between our adventures, and the quick walk to the beach was wonderful!

This has been one of my favorite places to stay on 30A. A small town feel with a few things within walking distance and many things a short drive away. Airbnb was spotless! Highly recommend staying here!

Had the best vacation ever. So relaxing, and Dustin from Liv was so quick to respond to us! The place was perfect for my husband and I, and super short walk to the beach each day. I loved the quietness & quaintness of the town. In fact, I already booked with Liv Vacations for one of their upstairs units so I can bring a couple of my girlfriends for a trip this fall!
This condo was perfect for the 2 of us. We only wished we could have seen the water from our condo, but knew that before we arrived. The outdoor area was perfect for relaxing any time of day.
We had an excellent two weeks in Blue Mountain Beach! We stayed in the Whitecap condo and loved the location to the beach—literally less than two blocks from condo to beach access point. The sand on this beach is so pristine. The pictures represented the unit well. Kitchen and bathroom are equipped with everything needed. There is a private parking spot at the condo on a very quiet street. A covered porch/sitting area behind the condo was very convenient. A bakery, ice cream place, pizza, tacos, and live music are only a couple blocks away. The responsiveness of Liv Vacations was stellar. The check in/check out process was hassle-free. We highly recommend this place and will try to stay again if we are in the area.
Great location! And for the price you can NOT beat it. 2 min walk to the beach, plus this is a better beach than seaside, less traffic and more beautiful. The team at LIV multiple times accommodated my travel arrangements and was a pleasure to deal with. Thanks guys definitely would book again
We had a great time! The place was beautiful and the back patio was a great place to hang out! It is a very cosy area and not crowded like it can get in some other areas of 30A. You can also bike to most things pretty quickly. We would stay here again.

We spend 10 beautiful days at Blue Mountain Beach. The condo is great, and it has everything you could need, but the location is even better, just one block away from the public beach access.

Our stay was great! The size of the condo was perfect for 2 adults! Close walk to the beach. We had cable tv issues and Liv did their best to rectify the situation but the cable company was not as responsive. I would love to see a water hose added to a location at the front of the property. We tracked the majority of sand from the driveway because we had to hose off in the back then walk around to the front through the sandy driveway. Maybe there was a hose in front and we missed it? Would definitely stay here again!
Overall, great place to stay. Location is awesome (4 min walk to beach entrance) we got there early in hopes to hang out at the beach for the day until check in at 4pm but unfortunately the weather was not on our side. With a tired 2 year old and having been in a car seat for the previous 12 hours, we were struggling. Thankfully they allowed us to check in early at noon instead of 4pm which was GREATLY appreciated!!
Great place and great location! The beach is a very short walk from the front door. The communication was great and the check in process was easy. The unit had plenty of towels for a 1 bedroom and the place was clean and cool upon arrival! We would stay there again!
This was perfect for our family of 4. Everything was super clean. Only issue we had was the bathroom sink was draining slow. Would definitely stay here again!
The condo was perfect for our family. We loved the outdoor area because it allowed our kids to have somewhere to play instead of being cooped up in a condo the whole time. Great communication with owner too! The only downside was no direct beach access through the condos behind us. The short walk to public access would have been easier if we didn't have our small kids and all their things to carry. Overall... It was a great experience and we will be staying here again!

Whitecap is a great property. It’s location is ideal. It was clean!!! The furniture complimented the space. The A/C kept the unit nice and cool. The property was well suited for 2 adults, we had no wants. The space is well thought-out, ground floor, no stairs and excellent for a week at the beach. We found the management company phenomenal to work with. Their communication from booking to checkout exceeds other management we have interacted with in the past. Make sure you visit Blue Mountain Bakery across the street, great morning goodies and excellent coffee to get your day started. You can always spend more in Santa Rosa but this property checked all the boxes and we will likely return.
The condo was very nice and comfortable. Parking clear of the highway was difficult for 2 vehicles.
